I would suggest that if somebody earning approx 1 lacks should not take loan more than the 20times his/her monthly income or 20 lacks !

Following points were ignored in the discussion: 1. Rent will be increased @10% every year 2. Appreciation of the property value (Ayodhya case is exceptional, shouldn’t be generalised) 3. Dear Amit - 20 years back flat used to cist 25L lacs in Dwarka Delhi. Assuming some one staying on rent would have paid total rent of 36 lacs in 20 years. Today cost of flat is 200 Lacs. Now don't you think the person who would have purchased house 20 years back made a sensible decision. His property appreciated 10 times and he saved rent of 36 lacs. In case or say home loan of 10 lacs, he would have paid interest.

I purchased a Land and after 10 years its value is same. And trust me its true. Plz don't share conditional story. You purchased at right place and you are lucky. Not everyone is Lucky.

Practically not possible to invest 75000 sip for normal person but paying emi is possible... One who try to follow this will loose control with market flactuation and will stop sip... Home buyer on the other hand will able to make sure shot asset by paying emi

Capital bada k bhi ghar hi lete hain log, mostly invest in real estate only. Plus you have to compare the rental return plus capital appreciation plus tax saving also in consideration while decision making of house/flat purchase. Everyone should buy a house even if you may not live in that, it can be rented out.

He didnt talk about inflation at the end and Property Future value after 20 years... It's critical factor which might change the decision. Rent growth at 10% every year IMPACTS , it also translates to Property Appreciation at some % every year

But property appreciation is only applicable to own land. 90% of people MNC people living in apartment. whose value depriciate except few cases due to constuction quality degrade over the period of time.

Aap kis ghar mei rehte hain.. Rent or you own your house.. 😊it's good that you have told very nicely both the benefits.. But i think log majboori mei he rent pr rehte hain.. Ager unke pass enough paisa ho to unki sbse pehli preference apne ghar ki hoti hai.. Aur usmein even a single brick they put happily.. Unhe tb maintenance cost nhi dikhta.. Cos they are happy to live everafter in that own house.

Maan lo mai rent pe 10000 de rha hu agar mai 10000 ki EMI pe home loan le leta hu to voh ghar mera hota jayega but rent par ghar kabhi apna nhi hoga apne Ghar ki chahat hoti hai voh zaroori hai aur property ki value bhi badhti hai

Ola and uber ke charges ho woh lete hai bahut jyada hote hai. Ya toh ap khud drive karein. But waise loss ka business hai because uber and ola ke charges bahut hote hai. But Delhi ncr mai acha mil sakta hai return agar ap khud chalayein toh. Because driver salary and car emi ye sab bahut jyada ho sakta hai

Rent income 5% of property value and appreciation of property on an average 5% total 10%. Lekin aap usme rehte ho to ye matter nahi karta ultimately its not asset its a liability. Ye jinko nahi samaj aata wo kripaya thodi aur study kare. 🙏 Not to hurt anyone but simply in public interest 😊

I am a retd from govt job. I bought a flat on EMI. Paying EMI 26303 /- I m getting pension only 34000/- pm No savings. Having 2500000/- loan on floating rate of interest @11.95. my flat present value is 45-50 lac. Please advice should i continue loan on EMI for 13-14 years. Or sell my flat and pay my entire amount of loan and save 20-25 lac invest in SIP and also save my entire pension. Will it be a wise decision to leave on rented accomodation?

You have considered rent 20000/- constant for the whole 20 years, which is a big mistake. Every 5-6 years rent gets doubled in metros. You have not considered the leverage of the loan. That means you have only 20 Lakhs in your pocket but you are getting a house worth 1 crore, you will get price appreciation on not 20 Lakh but the whole 1 Crore. Leverage is not understood by many. Every major company is utilizing the power of leverage of debt. Please correct yourself and provide authentic information only.

Sir i have 3 storied house in Rohini delhi and i want to sell it to purchase a house in Lucknow . Cost of 1000 square feet house of 1 floor is. About 70 lakh there ...Delhi house current market price is around 1 Cr . My plan is to sell this building and purchase 1 floor house in lucknow of biger size then the old one and build 3 more floor and put 3 for rent and 1 floor for personal use ( i will live there ) . My kids are very small so planing to stay atleast 20 years there ...is it fine as per financial calculation...

😂😂😂😂 Why dear Insist us to be involved in the Share market . We know the population is increasing day by day... And land is fixed. So, investment in land/ property will be a good decision. And share market graf is unpredictable and generally we face recession every decade by which the shares market crashed and investors are made fools . So try to take land / building because this assets not face depression calculation. And generally every year property rate increases twice the value of investment...so if we set a 20 year bank loan for occupying our desirable property 90/% chance investors win this process.. Because Satiment. And meanwhile you get any customer which give more than property values ... Than you can sell that... And fill dues bank loan and make more profit ... 🎉🎉
