Arbitrage. They create financial instruments (Bonds) which are sold to entities that cannot gain exposure, or prefer indirect exposure to BTC for various reasons. The bonds are a future claim to MSTR shares and are sold at a steep premium over the current share price. MSTR is the only company that can do this because the NAV of the company is nearly 100% in BTC holdings. If regulations change around the world that allow these entities to buy BTC directly and they might not need MSTR exposure at that point, but by that time they will be buying BTC and driving the price up, which would still pump the MSTR NAV.
