Not sure if anyone said this but please consider renting out apartments on a property instead of Airbnb. I live in NYC and part of the reason for high rents and the housing crisis is because we have more airbnbs than standard rentals available. You’ll still get income from the rental and be helping someone have longer term housing. Love your videos!

I would strongly recommend if you buy it, to be careful of what you show online of the property and how you end up renovating and decorating it. I'm sure it's less of a problem in the community you've been built than some other youtubers, but it would be very easy to find your place on airbnb and sus out your address or get a creep renting it out. Unlikely, and sad to have to think about but safety and being cautious is important!

The main house units would be great for long term rentals and then the studio could be a great Airbnb. That could help diversify your income and perhaps better neighbors in the main house that you’d be sharing / hearing! :)

Airbnb and other short term rentals are only exacerbating the housing shortage and making it so folks are priced out of their areas. There are alternative ways to rent out this property, but even then, please please weigh the question, “how is what I am doing making it more difficult for people to find an affordable place to live?”

A lot of people are discussing the reasons you should not Airbnb, but they have been such a life saver for me! I am a single mom with 4 kids. When I travel, most states have a 4 person max per hotel room for “fire safety.” This means I have to get 2 rooms, except I’m only one adult. So I’m not allowed to get two rooms because my minor kids can’t be in a room alone (and wouldn’t!!!) If there is a sweet option available with two rooms, that is okay… but I’m a single mom with 4 kids!!! I don’t have that kind of money at all!!! Airbnb and vacation rentals are the only way I’m able to travel (mainly to visit family in other states) because of these building code issues! I also have a lot of food issues in my family. The kitchens allow us to eat at home rather than hotel/restaurant food, which always makes us sick. I can park next to the unit, which allows me to get my kids settled while I make trips to the car. You can’t do this in the same way at a hotel. There is a reason so many people use Vacation Rentals when they travel instead of a standard hotel!!! Oh!! They are so much cleaner!! The standard of cleanliness is way high in an Airbnb!! I think this is a great business opportunity and an amazing service for those who need it! Thank you!

Have your people check and see if Austin and which areas are apart of that group (I cant remember the name) that is trying to stop short-term rentals. Its happening all over Dallas and they're mostly retired people who stare at other people's houses. They want a law passed barring it and finding a way to track if houses are listing themselves on those sights. Its been all over the news but it is spreading quickly and some major cities are looking into changing it.

I love this idea so much!!! I’ve had a regular rental property and an Airbnb house. I loved my experience doing Airbnb!! I met so many amazing people! They left my house in amazing condition! I rented my house full time and it was only not rented for a few days here and there. I HATED my long term rental house!!! You can’t get them to leave without evicting them if they are bad renters. They leave your house needing a lot of repairs to bring it back up to a rentable standard. One renter punched a hole in my wall! It was terrible. The landscaping went downhill. It wasn’t clean. Short term is so much nicer and you make way more money!!!
@karlameshey60422 жыл бұрын
Yes! You need to do what is best for you and your property. Long term rentals are money pits.
@nikkimac35702 жыл бұрын
The liability of having a long term renter is what increases the prices for rental units. The laws that prevent landlords from being able to evict tenants when they damage their property or don’t pay their rent make it so it is a higher risk to rent the unit long term. If you do evict a renter, they are not paying their rent the entire time, they will probably damage your property or not take care of it, and the cost to hire an attorney is expensive! There is always damage to the property and maintenance after the tenant moves out, which is very expensive. That increases the deposit amount. Taxes are also a huge burden on the home owner. I think that my net every month, after everything, was not even $100/month BUT I spent way more than that to repair the home once the renters moved out and even more taxes at the end of the year!! The only benefit of having the rental unit was building potential equity for the future. Short term rental properties are not why standard rentals are increasing in prices. It’s liability, maintenance/repairs, and taxes (mostly taxes) that increases the rental market.

You might want to factor in the emotions of the local people you'll be taking housing away from with your airbnb. If you decide to do it, please consider long term rentals instead... I get you're trying to "build wealth" but the airbnb takeover is a major contributing factor of the current housing crisis. Be part of the solution, not the problem.
@le49052 жыл бұрын
As an Austinite, it sucks to see people swoop in and do an Air BnB, which jacks up rental prices for locals. Not good.
@saram31562 жыл бұрын
I think this is similar to telling people to adopt instead of do IVF. Even if Airbnb paid LESS than longterm rental, I would still do Airbnb. It''s hard to take your comment seriously because it doesn't sound like you or even anyone you know well has ever had longterm renters. The government should be supplementing housing, not the property owners.
@striketochill2 жыл бұрын
@@saram3156 Unfortunately, the government is too busy stripping away basic human rights to care about remedying the housing crisis. You don't know anything about me or whether or not I know anyone who has had longterm renters. *I* have been a longterm renter and I've also been priced out of a city I grew up in because of short term rentals swallowing up the rental market. I've literally lived in a house that was turned into an airbnb which meant I couldn't renew my annual lease. Please continue to defend the gentrification and disruption of single family home neighborhoods simply because you can. That's definitely going to end well.
@saram31562 жыл бұрын
@@striketochill I'm sorry. Gentrification affects owners too, though. It kind of boggles my mind when owners' taxes jump way up in an area because of consumer demand that people think they should just 'eat the difference' and keep their income the same. Longterm renters are often great, but just like landlords can abuse the system, so can tenants, and no matter what tenants do (smoke, scream all night, "renovate", get 10 cats with zero litter boxes) if they get evicted, they then 60 days to wreck the place as thoroughly as they can. Airbnb customers don't do any of that, and they pay more. If doctors aren't expected to foot the bill for less fortunate patients, I don't see how landlords are expected to solve the housing crisis. I'll add that I don't mean to be rude and it's not like I think dealing with bad tenants is as bad as facing homelessness. It's that landlords are real humans with frustrations and a bit of understanding would go a long way.

She'd be living in the property, so its not like she's just an investor swooping in to buy a property for profit. My husband and I, started looking into houses this year. We'd love to live in Austin but unfortunately can't afford any houses there. 😢 We are looking anywhere in San Marcos, Kyle, Buda, or perhaps even Georgetown. We did find a condo in Austin that would've been an amazing choice but... 1. It was already pending contract/sale 2. We have an electric car and we need a garage to charge our car. 3. We don't want to rent (essentially throwing money away). We talked to professionals and essentially what we are going to do is wait 1 to 2 years to save up more money. My husband can finish school & workout some extra issues that have come up. We made a plan. It doesn't hurt to look at houses. It feels good to see what's available now and see what, potentially, you can afford in the future. Wishing you the most luck on your journey. I'm so glad you're looking into houses. It's the smart move! 😊
