Up here in RI- just had floor poured in my garage three weeks ago. 26’w x 28’d garage, was $3,800 total. 5” thick, Has rebar in door openings, wire, and they did the foam around the edge. No insulation under it, just the plastic vapor barrier. Did wind lip at garage doors, and they saw cut it the next day.

This about as fair an honest as a concrete contractor will get. Keep in mind that these guys don't work much in winter, rainy days and a lot of places, Sundays. That means they need to make more per day. I think this is about 25% higher than what I normally pay but he is in a higher labor cost area

That pricing is phenomenal. Thank you for your transparency. I've been quoted 900/yard for just pour/ finish work, which would have been around $5500 for this job. That does not include the prep, or other materials like foam/rebar. I'm in Maryland.

@@TheEngineerJason "As long as the mixture isn't too dry?" What is the correct terminology for that, oh great one? I have my own business and I have been in the trade for forty years and still going. As an owner in the new construction field of full basement foundations, I have had to correct Architects on their structural/dimensional designs, I've had to correct Civil Engineers on their grading plans, I've had to assess ground density on site for bearing loads simply by looking at certain clays/soils. I have to make field determinations of which way to properly run the water off of the surface of the concrete so as not to impact a surrounding building. All of that with just a High School diploma, but 40 years of field experience. However, you are right, the "laboring part" is rather easy, but that is not ALL that is involved in concrete construction...if you are to be successful. Sure, you can pour your concrete with a 10" "SLUMP" (btw, that is the correct terminology for determining how "dry" or "wet" the concrete is) without using a water reducer...if you want it to crack. Obviously, there is much more to concrete construction that YOU and many other people are not aware of. Sun, wind, temperature, humidity, ALL contribute to how the concrete reacts as far as curing and finishing is concerned. And NO, concrete doesn't just "level and finish itself" regardless of what KZbin tells you.

If you were in my area i'd hire you to do a 600-1200 sq foot slab on a new project next summer. Your pricing seems fair. I did a 40x60 slab w/ footings for a big steel building 7 years ago for $12,000 but I did the excavation and prep myself, including engineered foundation to support a garco steel building. For a 2-3 car garage finished that's about double per sq foot of the big building I did but prices have gone up and your labor is worth double the cost of the concrete. I honestly don't trust most of the guys doing this work any longer - the finisher I had do the last slab was very fair and he has since retired due to health issues. At the time the finished cost for everything was going to be about $20k in 2015 not including my labor for 2400 sq feet if I didn't lift a finger.
@MikeDayConcrete2 жыл бұрын
We used to do those steel building slabs all the time. 2' thick footings with a 6" slab all in one pour. They were around $10 per sq ft without styrofoam.

Why do you pour it so wet? I have only a couple months of grunt work experience, but of the two dozen or so pours I’ve been in the material has been a lot stiffer, never soupy like this. Maybe four, five inch slump? Weather has been a mild June, hot July, and cooler august. It looks easier to rake and move, is that one of the advantages? Is it preference? I’ve poured with and without fiber, with a couple wire meshes, footers with rebar, stamped patios, stamped and brushed driveways, sidewalks, and aprons with curbs. But I’m wondering about working with a higher vs lower slump
@kurtfrancis46212 жыл бұрын
Having done pours from 4-6 inch slumps, believe me, if the concrete is exposed to the sun and on a flat surface, you want the 6" to allow for a slower curing time. It also allows for more time to finish the surface properly.
@tominooch2 жыл бұрын
@@kurtfrancis4621 how slow should it cure and take to finish properly? I’ve poured driveways from gravel to broom finish in under two hours, with plenty of mag and edge work. Mike goes over this is in other videos. He uses a high range water reducer which does two things. It reduces the amount of water needed in a mix to get the desired slump (less water means stronger concrete) and it makes the cement more workable (like pancake batter instead of chunky peanut butter).

What David said, we use water reducer to pour looser slumps. We do over 200 pours a year so this helps to not get burned out pouring stiffer concrete.

He aint the cheapest, but not the most expensive either. Id be happy just having a guy show up that knows what hes doing. In my area they show up and charge $$$ with far less experience than Mike has. Its concrete i dont want that junk cracking 3 days after they pour it. Pay the money to have it done right.

What’s the best mix for pouring in warmer weather that will give me optimal time to finish a driveway /patio it’s been almost 90 degrees and I’ve been chasing it every time

In those temps they can add some retardant to slow the set. We use 4000 psi 3/4 stone mix for exterior concrete here in Maine.

Wow that’s way higher than what we get in Louisiana. My flat work rate is $6.50 a foot for 4” slab and we do the dirt work. Of corse we don’t have any foam are anything we have to put down. But that’s still a big difference. I’m at $6.50 and still get under bid a lot of times. I’ll go look at a project and see that some one else did it.

So basically a 24x24 I’d charge $3800 total job. Labor, materials and concrete included in that total.

Wow Joe, you got to get the prices up down there.

I live in San Marcos TX but most my jobs are in the New Braunfels and canyon lake area and our going rate on labor and materials are the same at 6.50 and that's pushing it most guys are still charging 5.00 to 5.50 a square foot on flat work out here
@Connerscementfinishing2 жыл бұрын
@@sabasmendez-perez8560 yea it’s don’t matter what price you want, you have to be competitive with everyone else. People will hire the cheapest bid.

Hey mike I’m in Vermont and for the last 4-5 years I’ve been charging around $500 per yard for 4” slabs with a thickened edge and 24” grid of 1/2” rebar + cost of extra materials like styrofoam. I’m guessing that our pricing is similar, I think I’m going to go up a little bit considering the cost of concrete and steel has gone up. Thanks for sharing your rates it’s always helpful to me 👍

You're rate sounds about right.

So for 4 yards you charge 2000. Wow that’s cheap, in Canada we charge more. I would charge 4-5000 for those 4 yards.

I have a question, if your planning to store/ wash cars inside the garage , what’s the most slope you can use to push the water out the door ?
@outfitr9703 Жыл бұрын
Not sure what the "most" slope is but on a 24' garage we usually go 2" slope back to front.
@Lakeman3211 Жыл бұрын
Up here I use 1” per 12’ slope to ensure absolutely zero ponding, we have done aprons at 7” and the customer thought it was level??
