I live in Northern CO and this house would cost well over 1.5 million. 400k gets a low quality starter home here. I think we need to move to N.C. beautiful home with classy details

Don’t be fooled, you really can’t get get this home for 400k as showed. Basic model without any upgrades, etc maybe but it’s a low quality home as showed. The land itself of under an acre is around 150k alone. I’m in Weddington, NC which isn’t too far from Denver, NC. Most home starting are 1.5+. But then again not really much is going on in Denver, NC has to drive to Mount Holly or Huntersville, NC.

My wife and I really enjoy your videos. But often time, it gets very dizzy when it’s panning around due to your videos are shot too closed with that focal length. I highly recommend a wider angle camera lens to shoot with…like a GoPro 9 or 10 plus that built in like gimbal stabilizer.

I like the over all floor plan on this house, but with one modification that I would have had. The doors leading into the office area in my mind are going to be a royal pain as they look like they are swinging into the open area of the room. I would have preferred that those doors had been pocket doors instead. May have done that in the both the master bath and master closet also.

I am curious about the original contract (I’m assuming you had one). Isn’t the agreed upon price the agreed upon price? Otherwise, what is a contract for?

When I built my house in 2020, the contracted price was only locked in for 45 days. Of course, you can't get a site plan and permitting done in that time in my state, so that lock meant absolutely nothing. Unfortunately, I had to endure two separate price increases ($40K & I consider myself fortunate, I've heard way worse) before we even broke ground. By that time, you're already in so deep, monetarily and emotionally, the builders usually have you. I think a lot of folks don't understand that. Your initial contracted price is NOT usually what you end up paying. In my case, after the initial 45 day contract lock, all bets were off -- until the foundation was poured...FIFTEEN MONTHS LATER. That was the point when the builder agreed to no more surprise price increases. I don't think builders do this to be unnecessarily evil (as there was a lot of unforseen price fluctuations due to the pandemic when I built and the county was super backed up with issuing permitting, so the time it took to get the green light was ridiculously extended) but I do think it's something that more people thinking of building need to be aware of. You are in an extremely vulnerable position those first initial months. My advice is to have deep pockets and lots of patience. It can be a very long and arduous process.

Nice homes, seems space apart from neigbor is right size not too close to the neighbor n Seems nice neighbors but no one of u parents to enjoy with is no happy much. Many reasons about happy but that one of it not much happy but middle class$100k can't afford these home price so don't waste time looking. Middle class can probably afford $150k or $190k down or lesser price so won't struggle much

Denver NC is about 30 miles from Charlotte. If you moved this house closer to Charlotte it would cost $600k-700k. I agree with you though. There is absolutely no way I would buy a slab house. Basements in Charlotte area are extremely rare.

I think it’s crappy that you guys didn’t honor the original contract because of the lumber cost, etc. Sure it worked out for you and the new owners but what about the original ones that signed a contract at the price they could afford?
