Luxury Interior Designer and Property Developer Landmass London feature where the super-rich are maximizing property value in the heart of London as never before.

But they're not building up, they're digging down, creating mega-basements or 'iceberg homes' - nicknamed because there's more square footage under the ground than above. Over the last ten years an estimated 2000 new basements have been dug in central London. Into these multi-level subterranean structures owners are building anything from cinemas, swimming pools, beauty parlours, squash courts, wine cellars and servants' quarters. Some take as long as three years to complete. As well as the noise of the digging, fleets of concrete mixers and lorries taking away the dug soil service the sites. So life for neighbours in some of London's poshest addresses has been hell.
As the Royal Borough of Kensington Council responds to angry residents and tries to regulate the number of mega-basements and the disruption they cause, this BBC film goes behind the hoardings to look inside the extraordinary structures and talk to builders, owners and irate neighbours to tell the story of the conflict that has gripped the millionaires and gold-paved streets of London's smartest postcodes.

I remember working on a construction project at Marks and Spencer's flagship store in Oxford Street at night. It was a year long project and we had to minimise any noise after a certain time. Everytime a local resident would complain about the noise, the contractor would pay for them to take a vacation or stay in a plush hotel. It was easier than getting the local authorities involved. One couple would come back from their holiday, complain about the noise, and be sent away on another holiday.

I worked clearing out a basement in west London the basement was built hundreds of years prior! Most of Londons old buildings have been buried by tons of mud

I'm sorry but you have no idea what youre saying. As a person who has lived next door a normal construction (conversion of a 2 bed property into two, 2 bed flats) it was absolute torture - that you won't understand unless you've experienced it. I still suffer from PTSD because of it and shake whenever I hear a loud noise - I start to shake and my ears pop and start ringing and I feel a buzzing sensation inside of my body, it makes me feel sick and and like I cant eat or sleep or think until the sensations stop. This is still affecting me 4 years later. So I cannot imagine the level or torture these poor people are enduring. It breaks my heart.

I can't stand pompous rich people as much as the next but noone deserves this. I guess the only difference was that I didn't have a car or any money at the time so I couldn't even go anywhere, it was October when it started and too cold to just hang around outside, I used to sit in the public library all day (I was a young single mum trying to get on my feet after a 5 year physically abusive relationship) Horrible times.

Some are millionaires in asset only. I have friends that bought in that area many years ago when house prices to wages were a lot closer. Theyre now millionaires because of the house value..but have a relatively modest income. They dont particularly want to leave their home.

@@E-Kat Well it differentiates it from the other types of garages (all the same word used in English to mean different things): -Car sales garage (showroom) -Fuel filling station -car repairs garage and of course the place at home where you park your car indoors as meant in this case. All 4 different meanings termed by the single word 'garage'. And sometimes the car repair garage also sells cars and vice versa (Cars sales also repair) but can be just one or the other.

Personally I think it is obscene to be anyone's subject in the 21st century, let alone in the home of parliamentary government! Also what is going on all over the middle east is as a result of the machinations of rich ruling elites in Europe and America but especially by those here in the UK. Our aristocracy are responsible for decades of post world war 2 unrest and political upheaval in Egypt and elsewhere in the region. Why? The Suez Canal and British imperial designs.

Value after the Basement work 5-10Mil why isn't some go this money going to residents who live near by so that they maybe can get or rent a furnished place where they can escape to? Also several in one street. This does not seems to be well thought of with the residents and everything. If i would do that i would payoff my neighbor left and right with a small amount which sounds fair (at least to me).

Daniel did mention on his 1 lorry to fleet of over 35 video that his company was digging a lot of basements and calling other companies to take the muck but was struggling with the service thats why he bought his first grab lorry. Given the fact that the one on the video is white and not using their brands black colour sounds like the video shows Ashville really early on.

This is still an actual problem. Rich being pushed out of their lifetime living area, by more evil cosmopolitan ultra-riches that are not even there 95% of the time, with no respect to the neighborhood history or style. These houses are often 100+ years, and most of the potential "10 million pounds" is appreciation in the last 20-30.

I've experienced this for 2.5 years. Regardless how rich you are, the noise really does suck from 7am until 5pm. Especially if you work night shift. Only quiet day was Sunday when everyone had the day off.

@@DavidKen878I think the point is, when you functionally share walls, you shouldn’t have rights that put other’s health and safety at risk. Plus, it’s not like a kitchen renovation or even a back extension. These take years of constant work, and digging is way louder than other kinds of building projects. Houses literally shake their foundations. It’s like a neighbor in a flat above you teaching tap dancing classes for five years without providing sound proofing or bathroom facilities. The owners should have to live in the houses while renovating. If they can’t stand it, they shouldn’t force it on their neighbors.

If I had that kind of money I would buy a house in the country with farmland - way more privacy and it will still increase in price. Besides, I think more and more people are realising the importance of the country and privacy so I suspect houses in the country will be more sought after in the coming decades.

I was thinking that also. After all, most houses come with a 10 yr damp proof guarantee. Doubt if that would do much good in these situations.

No basement is waterproof, especially multi level ones like these. The walls are most probably made out of a modified concrete mix with a waterproofing additive, over which goes a membrane that diverts the water that makes it way though the walls on to channels that lead to a sump pump that discharges the water to the storm drain or sewers.

Very nice basement at 5:10, with the additions. I have to wonder how many stories down is the max for a basement? Is there a limit of 3-4 stories and do the funds need to be put into escrow for structural engineering protection of the home, surrounding home and street? If constriction stops mid renovation you have quite an unstable structure.

The poor 'skip' guy should sue the council and the city for accepting the work from an unsecure company/owner with insufficient insurance. It's inimaginable that the house owners were allowed to do the work.

I think people doing these basements digs should have to deposit $$$ into a compensation fund for any damages that is incurred by their neighbours as a result of these digs. God knows they can argue about "who is at fault" for decades. Some of these home owners do not have mountains of cash to repair damages because of the neighbours renovations. Often they are house rich and cash poor.

2 companies that caused damage then went out of business. I think the neighbors that sustain damage should sue the Council or whomever approved the job along with owner doing the demolition. A neighbor should not have to pay for repairs from damage done by others

I lived in a construction site and it was horrific. People really lack the empathy to understand... hope they never go through that. Fortunately I moved out when I was able to. But its complicated when you own a house and you lived there forever. Its very hard.

Yes I lived next door a normal construction (conversion of a 2 bed property into two, 2 bed flats) it was absolute torture - that you won't understand unless you've experienced it. I still suffer from PTSD because of it and shake whenever I hear a loud noise - I start to shake and my ears pop and start ringing and I feel a buzzing sensation inside of my body, it makes me feel sick and like I cant eat or sleep or think until the sensations stop. This is still affecting me 4 years later. So I cannot imagine the level or torture these poor people are enduring. It breaks my heart.

I still suffer from PTSD because of it and shake whenever I hear a loud noise - I start to shake and my ears pop and start ringing and I feel a buzzing sensation inside of my body, it makes me feel sick and like I cant eat or sleep or think until the sensations stop. This is still affecting me 4 years later. So I cannot imagine the level or torture these poor people are enduring. It breaks my heart.

Our company have been subcontractor for one of the central London mews redevelopment. Developer paid in a region of £40.000 to each neighbour just to keep them sweet throughout the build.

Try living in a 12 floor, 69 flats co-op. With 2-3 neighbours "redecorating" their entire flats. 12 hours every day. Some go on for ever..... Then when they're done, somebody else starts a few weeks later. Plus of course, old buildings need constant upgradings of the interior communal areas.... 😩

The people building these basements generally aren’t British - they usually live abroad and have houses all over the world. Many of them never even visit their houses in London - they’re just investments.

That's why you have to apply to the local council. One of the things the council does is to update the building specs so that the fire-fighters know that it's a two story dwelling with a 3 story basement.

I mean...yes and no? Living in Chelsea is the equivalent of living in certain pricey parts of Manhattan in NYC. The homes there can definitely be around the same size and price. However, you could easily have a home in Atlanta that's double the size and the same price. It depends on where you are in the country and what city and neighborhood you want to live in.

A word to the BBC. Drop the annoying, idiotic and highly childish sounding 'plucked violin' music in all your documentaries. It's been done to death and is highly irritating. Less is more, and using this incredibly annoying 'muzak' all the way through a programme shows very little in the way of creative production values. If you want anyone to become adviser to the BBC on such matters, look no further.

This was done in 2015. I guess those rates to build basements might be double by now within 5 years. Wonder what the real estate taxes are there now. I can understand the neighbors who don’t like basements are extremely upset by the noise, drainage and parking problems. Kind of like the mega mansions being built across Southern California. There comes a point where it is too much. That is the job of the local planning departments to protect the rights of all the citizens. If your house shakes when the digging is being done next door to you then that is just not right. Property builders who buy homes and dig big basements then flip the house is just wrong. They should actually pay the neighbors for all the nuisance created. Is this all Russian money coming in? These builders should be force to put up a $10,000,000 insurance bond to protect any damage to the neighbors property. The one man with his house destroyed has no one to sue.
