The main thing that has been stopping me from wanting to buy an investment property before a personal residence is becoming locked into the mortgage and no having the salary to back up taking our another mortgage to then go for a buy to let. How many years do you recommend sitting on the mortgage before looking to buy to let? Obviously i know i still require a lot of educating on this subject but I do love hearing what you have to say. Hi Paul, loving the videos. stumbled across them this week and cant stop watching! I am determined to make this happen. If i buy my first house to live in, how would you recommend finding the money for the next? could i start with a bridge loan on the first and then get that refinanced to the get a buy to let mortgage? basically i dont want to buy a house to live in and then not be able to start buying commercial properties, what do you think please? thank you so much. Great to hear Harry, thank you. First step I always recommend is buy your own home. Finance for investing is then always so much easier. Whatever else you do, that should be your first step, in my view. Regards Paul

My issue is that Id really like to still live in London for myself and partners work and everything is so expensive so I’d just about afford somewhere… I just don’t want to have to wait 2/3 years to finally refinance my first place to be able to then get my first commercial property? Many thanks Paul. Interesting you mentioned Kensington. I am in Northern Ireland and had an offer accepted on a property I want to buy through my Limited company which I recently set up. Kensington are the only lender who do BTL for limited Companies in Northern Ireland. I have applied for this via my broker and I really hope it will be approved. Merry Christmas

No spanner. Six million pounds in 40 years won't be as much money as you seem to suggest.

Sadly with inflation you are correct. £6m 40 years from now will be worth far less.

Sound good but problem is new houses are shite and over valued and the only people making good gains are the builders who may go out of business in few years. 95% mortgages might be ok if PAYE but like me who own a business got no chance of the bank of lending, they wont even give a small loans but happy to let the interest rack up on credit cards. You need to get commercial property its a no brainer with 5 yr fix and repair lease, the landlords have hardly any risk.

This does not apply only to new houses!!!! PAYE is perfect for mortgage lending... I do love commercial property too. Thanks for your comment.
