Problem here with buying a house straight into a company, is you need minimum 20% down and a whole load of other stuff to qualify, they even said they wouldn't approve me without pervious home mortgage history and would need someone to put their name on it, so starting on your own is super hard near impossible without being in the right place at the right time etc

Not for your first deal, buy somewhere much cheaper so you’ve got less on the line while you’re learning. It’s still possible to buy houses in the UK for less than £40k, but it’s unlikely those deals will generate profit levels like Abbie mentions. If you want to chase those numbers, but have limited cash, using a bridging loan can finance a lot of the purchase, fees and sometimes the renovation too, but then of course you’ve got interest accruing on that debt while renovating - so run your numbers carefully to ensure it will be profitable, even if delayed or things go wrong.

There’s pros and cons there. If prices haven’t moved much in that long, it’s reasonable to assume that deals can be had. I’d go for flips in that case or long term holds. Buy low from motivated sellers, probate sales etc, add value, refinance and hold… if you’re more comfortable investing locally.

Maybe. You need to assese the rental market there first and if it makes sense buy and rent. Or buy and flip. Also why do u have to buy in the area you live... ? U don't. Scope out the best areas and go and buy there, I own property miles away from where I live that gives great returns

Just go for it and don't base it on location for your own convenience. You do need to find good reliable people tho. I even do renovations overseas all online but that's after getting a good service provider. Also source new properties overseas and sign deals based on just photos , u just need to be confident a d do smart research on the areas etc

It’s very simple to “limit the liability of an existing partnership” that happens to own property. But the benefits of an LLP are different to a LTD Co. so weigh up which is best based on your goals and priorities.

Because it’s not an “arm length” transaction, you can’t do that. You have to sell it at a “fair market rate”.
