As a real estate investor who owns a bunch of rental properties strating all the way back in 2008, I can tell you that buying the RIGHT property is the most important part of real estate investing, yes, you can buy lots of junk SFR, have decent cash flow and yes, you'll be able to rent them perhaps to a section 8 tenant or a low income tenant, but that will be a really big and expensive mistake! I used to own them, I had horrible experiences and I barely made any money cause the condition of the properties when the tenants left was horrible and expensive to restore. True, the appreciation of the property is secondary, if you have a quality property, decent neighborhood, good school, established services, etc., you'll be able to attract quality tenant that would never leave you high and dry. I now have tenants who have been renting some of my properties for the past 10-12 years. As for stocks, crypto, etc., set a goal first whether it's the value of the portfolio, the duration of holding it, etc. It will help you to ignore the ups and downs of the market.

The 4.5% in real estate is under stated because usually people put a small down payment and take a loan on the balance. But the appreciation is on the entire value. For example on a 1 million dollar property with 35% down. The appreciation is $45k which means your return is $45/$350 which is 12.9%

I would say gold ingots because they charge for labor to turn gold into jewelry. Like anything else though if you know the actual value of something and you can get a good deal on it and flip it I'd say it doesn't matter.

in the Netherlands we pay capital gain tax over fictional gains...thats right...the government just makes up a %. So gain or lose, we still pay that percentage over our total assets🤡 One of the many prices we have to pay to keep the EU together.

It’s probably best not to call the home you live in a liability, because for Accounting it’s an asset not a liability. Many financial gurus confuse people with this miss using the definition. What they really mean is that it cost you money every month so they don’t consider it a good asset to grow your wealth instead of saying not a good asset they say liability which is incorrect get Accounting. This is important because people are going to calculate their net worth and when you calculate your net worth the home you live in is 100% a asset. No questions asked. The car is also an asset. It’s just not a very good one because it cost you money every month and it depreciates.

Many peopel don't know the definitio of assect: A resource that a business or economic entity owns or controls that can be used to produce economic value. A car can be sold for cash and boom, you have money. A car is used to get two and from work, boom its a asset. People are confused because its not a income producing asset, and many financial gurus incorrectly call it a liability. If you have a loan on a car, that is a liability, but only the debt. The other costs of the car are liabilities too. There is probably a better way that financial gurus should talk about non income assets.
