In Canada, maximum interest rate term is 5-yr; thus, Canadian homeowners can be exposed to high interest rates (like now). In USA, one can lock in a 30-yr fixed rate; re-finance if interest rate gets low enough.

There are longer fixed term rates but not everybody can get them I think. It all depends on the economy and the Bank of Canada interest rate and your own situation on what is best I'd say.

How come students are allowed to buy a house but paid workers have to wait three to five years? Is this because student pay for study fees along/including with taxes for three years already?

How much did you put as downpayment for a house? Asking because I am an international student looking to buy a house but I don't know if I can put 5% or will it be higher since am not Canadian citizen?

It depends on how much the Bank / Mortgage broker asks and is not directly related to you being an international student or a citizen. The more you can put down the better of course because its less risk for the bank. Usually people do between 5% and 20 %. Some cities might not let you buy or charge an extra tax if you are not PR yet. Like Vancouver or Victoria for example.

It really depends on your personal details, education, work experience etc. Technically anybody can apply for PR at any time (its a point system, and if you have enough you get an invitation. Personally I studied for two years and took another two to get PR.
