eddie please tell me... why After X square + 8 you need to add + 16?...

Because we've figured out that (x + 4)^2 is the thing that gives you x^2 + 8x. However, it also gives us + 16 (which we didn't have originally), so we add this to both sides to keep the equation balanced. The LHS then just factorises nicely.

Simply (x+4)^2 is also equal to (x+4) (x+4), which factorises to x^2+8+16

because in the circle diagram he drew, the centre was (1,2) so x=1 and y=2. if x=1, x-1=0 and if y=2, y-2=0.
