Manufactured homes are built on a Chaise aka the metal frame. The chaise cannot be removed. Moduler isn't built on a Chaise and is set on a permanent foundation.

Helpful in defining these. We live in WI and in our area modular costs more than stick built and has some advantages over stick built such as more winter friendlier when building. I think the modular company in our area has higher end and more precision construction.

Not all your info is correct. Stick homes are built on a foundation and cannot be moved. A modular home even though built in a factory like a manufactured home, a Modular home is also built on a pad and Connor be moved as well. Both stick and modular have the abilities to increase in value whereas a manufactured home and as was stated the name change in 1976, but a manufactured home even with the HUD sticker is still a trailer and is normally mounted on stands tied down with hurricane straps similar or just the same as a park model. Manufactured homes like park models normally do not increase in value but decrease like a car or travel trailer and or 5th wheel. Manufactured home can be on a solid service except it would be almost impossible to work on the plumbing or electrical, so there would be drawbacks to mounting it on a solid surface. So basically a manufactured home is a glorified trailer.

She fails to state that mobile homes are not real estate. They're like purchasing a large car. Personal property. It's a wasting asset, meaning it declines in value over the years. She also fails to state the facts that more times than not the real estate that the mobile home or manufactured home is on is not owned but leased or rented on a monthly basis including possible HOA fees for common grounds. And that land can be sold at any time to a new owner who could come in and change all the pricing that they want.
