Dear Dave, always am looking forward to seeing these building visits! Cool building this one. Just wondering on what you called the right hand side of the construction. Do understand that the building was put on a former grade. Especially where on the right hand side the ground level comes up almost even with the foundation. As you said on the soil, being Georgia clay, when you would consider on going further with this project for the club layout, I would certainly recommend to put in a French drain on that right hand side. Even though the ‘hill’ has been removed until the ‘embankment,’ the natural flow in the soil will be towards the building. To prevent ground water seepage, a French drain is an excellent method to improve the water flow around this part of the construction. Would also recommend to let those stub ended drain pipes flow into the French drain. That’s a better way to be prepared for flash floods than just having ‘m spout over the ground level of the soil. By the way, similar can be said on the downspouts on the left hand side. The foot and a half this rainwater still needs to travel down will have serious impact on the soil when effluent showers will hit the area. One more on the Georgia clay, and a possible parking lot. As clay is a rather dense substance, it doesn’t absorb rainwater quickly. So, to further improve the lot it’s useful to put a drain layer under any pavement you’re planning. That will only further increase the amount of rainwater the lot can handle. Just as some pet peeves from this side. Cheerio

Vincent, thanks for watching and your suggestions. The building/land is still being worked on but I convinced the agent to allow me to still visit the property. Some of those drainage issues you speak of are in the mix.
