Thanks Timothy, i can see why you like it - the windows and openness are lovely and I love the rear facing living and sleeping space for privacy. But several things don't work. The kitchen cooking area is too spread out (that can be fixed by removing the unnecessary doorway into the hall and relocating the pantry). That second bedroom needs a closet for resale. The utility room is unnecessarily large. I'd take some of that room and turn that odd area next to the entrance into a proper office - it's not a good location for stairs to a basement anyway. The position of the TV doesn't work - who wants to look sideways at a TV - it could be moved to the side wall. The master shower is pitiful and who doesn't want a bathroom door? All that said, the house has beautiful bones and great potential. All of those deficiencies can be fixed. I'm adding it to my list!

Hello Timothy! Good video! Very nice house! #1) The area where the basement stairs would be...if we decided Not to have a basement, I'd turn it into my Office Room, with a carpet. #2) The office room/bedroom you showed first would be my Music Studio Room, and would have to be soundproofed. No carpet. #3) The bedroom next to it would be my Library, with a small sitting area, and carpet in the sitting area only. #4) I love the fireplace in the living room, but you didn't say what kind it was. We'd want either a gas fireplace, or wood-burning fireplace/stove one. I'd actually have a sofa with it's back to the dining room. And a sofa where shown too. So maybe a sectional sofa, one with recliners built in, maybe. Then I'd have to see what kind of room I'd have after that; if room, I'd put another recliner in there. I think I'd put the TV on the wall where they have the mirror, which is a pretty piece, by the way, but I'd rather have the TV there. Put a table under the wall TV. Carpet in there. #5) Even though I'd have an office if we didn't have a basement in that area, I'd leave the office area in the dining room. I'd put Grandma's China Cabinet in front of the window by the office area. No carpet in dining room. #6) I couldn't tell if the cook stove was a gas stove or not - I'd want a gas cook stove. The microwave would need to be moved as it's too high for me above the stove like that. I'd close off that doorway into the hall because you don't really need it. Instead I'd just add more cabinets and counter space. I might put the microwave there. Very nice Pantry! I like it. I don't like the sinks being in the island, but not sure how you could change it in this floorplan. The island is a little big too. A slightly smaller one would work just as well as we wouldn't need the dishwasher nor the chairs around it. The kitchen table is right there for eating at! No carpet in Kitchen. #7) In the utility room...I'd rearrange it and put in a pet shower, and a place for an upright freezer. Don't need a desk area in there as there's one in the dining room. Not sure about the counter and sink area either. With the pet shower you can always use it to rinse something out or off. I could use a folding table, and maybe the sitting area, maybe. No carpet. #8) A big No to the open doorway into the Master Bathroom!! We'd put a door there, maybe a pocket. I think I'd remove one of those cabinets around the double sinks and make the counter area longer. The commode area would be a little tight, doable, but barely. That cutout in the Master Closet could be used to enlarge the commode area. The Master Closet is big enough you wouldn't miss that small area, but it would make a world of difference for me in the commode area. The shower would be replaced with a handicapped tub/shower combo. Carpet in the Bedroom but Not in the bathroom. I couldn't tell if there was space to the right of the shower as you face the shower. If so, big enough for more shelves/cabinets - like maybe put the cabinet I'd remove from next to the sinks there? No carpet in Bathroom but, yes to carpet in the Bedroom. I Love the deck! The front porch needs to be wider. Yes as it is you could put chairs or rockers on it, but you would have to move for anyone else to go past you! We'd have porches or decks all around the house, with some enclosed and some just covered - to the garage anyway. As I said, Timothy, good video. I like this place because there's enough rooms for me to have my rooms! Husband would have to build a couple more rooms on for his Gym and Hobby rooms though!! Or just build a barn! Oh well. Anyway, Timothy, God bless you and your family.

This is a very nice place. I like using the front bedroom as an office area. I'm no longer into fireplaces so that would go. I've had them and at my age they just don't interest me anymore. I'd delete that desk area in the Dining Room. I'd have a shelf in the Pantry for the microwave. That Utility Room is great! I like the washer and dryer away from the pathway and doorways. The Master I'd like bigger. I'd want 8 feet added to that portion of the house. Reconfigure the Master Bath using the existing Closet area. Make a large tiled shower and add a built in tub. The 8 feet added by the bathroom would be a nice size Master Closet, 8 feet by 15 feet, then with entry from the bedroom. The Master Bedroom area being 8 feet bigger you could have a nice size lounging area. The Garage I'd like wider, two separate garage doors. I work on my cars, I'd like to have plenty of room to get around them. Also I'd want room for all my tool boxes and a workbench. The garage could be 30 feet wide by 30 feet deep...maybe even deeper.

Good afternoon 😊. I love the layout of this home! I would most definitely do away with the carpet and replace it with vinyl flooring. A big soaking tub in the master bath and do away the the door on the water closet (the toilet is already tucked away in the corner, why put a door there?). I would also want tile showers in both bathrooms. The area used for the stairwell, if not putting on a basement, could be used to expand the utility room and add a 1/2 bath. I think this is my favorite, so far.

Floorplan at 2:09 That laundry has everything well placed. Kitchen has an adequate pantry. Would remove the kitchen/hall door for more cabinet space. Could put pass through for bringing in groceries instead of walkway. The interior styling is poor but the layout works.

Yeah, I'll agree with you on that about the styling. This house feels like it jumped straight out of the Late 90's/Early 2000's, especially with the door and accent wall being the *exact same colour* !

Hi Tim, Jen, and boys. This is a gorgeous home. Love the outside color and stone. Love the expansive porch. I’d want wood floors throughout. The layout is nice. I love how they furnished this home. The bathrooms are nice. The bedrooms are very nice. I absolutely love the kitchen. The dining room is great.So glad to see a fireplace. I love the kitchen colored door. Love the big laundry room. The use of different colors and different textures even though I know that decorative is optional really shows off this home to its potential the layout is lovable cozy I love the little workstation that could even be for sewing off of the kitchen the kitchen floor is definitely a color I would want to use it's so warm and because of your videos I've become too I've come to love accent walls and using different colors for different rooms because where I come from when I was growing up the house was all one color on the walls and it was always beige. very eclectic, charming and inviting 👍😊shared to my Facebook

Love this home! I would definitely make the office space into a third bedroom. With all the other desk/workstation areas in other parts of the home, I would need a separate office. If I did not have a basement, I would turn the staircase area into a reading nook. Close off the doorway into the kitchen for more counter space too.

Love it! Might want to add a pet washing station to the mud room. Great to see the ramp as we all will get older and even if we are temporarily able bodied, it will likely be needed/useful for any number of purposes including strollers, walkers, and moving things that require wheels to carry inside, or even a gurney if you ever need to call for an ambulance. One never knows.

Love this! I would extend the covered front porch out to where the downspout is. I would put my tv on the wall the mirror is on where the lamp is. Couch would be facing tv and our two recliners would go where the couch is. Get rid of the fireplace and do an electrical one under the tv, I assume that the area where the fireplace currently is could then be squared off. I would get rid of the desk area in the dining room and create more cabinets there. I was originally thinking to close off the area next to fridge for cabinet space but I like the easier access from garage. I’d also only have carpets in the bedrooms and built ins in the master closet. Favorite house so far!

Nice layout; I like that they factored in multiple spaces for using electronic devices like laptops and iPads. Beautifully decorated; I love the gift wrap cupboard in the utility room and the striped towels in the master bath. The only thing I'd consider changing is eliminating the doorway between the kitchen pantry and fridge. Yeah, it'd be a pain to have to walk all the way around the from the garage/master BR to the kitchen, but I think I'd rather have the counter space.

Where do I even begin? This home is absolutely fantastic to raise a family in and the back of the house having some form of curb appeal pleases me greatly, but there are certainly some things I'd change. I'd definitely extend the garage either into the mudroom or outwards to the road. Also, seeing that fireplace directly touching carpet without a hearth feels like a fire hazard waiting to happen. Aside from those, everything else about this house feels like it knows its place! Thanks again for the tour, Tim! 😀👌

Love the stone on the exterior. Nice looking home. Beautiful on the inside as well. I prefer wood flooring and no carpet. Huge kitchen island...love it. The back deck is a big bonus. Great laundry and utility room...could definitely do some crafts in there. I really like to lay out of this home. Thanks!

I would love to live in this home. I wouldn't change a thing except for a few of my handicap needs. It was awesome to see a ramp off the back deck. Great house, great video Timothy, this is absolutely the best home yet, in my opinion!

I like this home very much except for the built-in desk in the dining room area, I want My dining area to be just that and have a more formal look and feel, the desk can easily go in the large Mud/laundry room. I wonder if you don't have a basement would that area by the front door be just open space or would they do something else with it. Unfortunately I believe the home is way over priced though.

Yeah the home is nice and all, for the most part, but it feel like the floor plan wasn't that well thought out when it was built a lot of unnecessary openness in certain places and weirdly small places in others. I get in total the price comes from the size and the neighborhood but the lay out is what kills that high a price for me. If I where to redesign the fool plane: the utility room would be almost half the size, extend out Bath 2, Bedrooms 2&3 another good 2-3 feet, Rotate the kitchen sink station 90degrees remove that useless desk area in the dinning area make that where the fridge would sit, and take out that unnecessary wall that the fridge is currently sitting at, cut the size of the master closet (there is no need for it to be that big) and move the toilet from that separate room there is really no need to have that be separate.

Very expensive. I liked pretty much everything right up until the master bath. No tub and I didn't like the shower. I also don't like wire shelving. Most of the rest is just cosmetic aesthetics.

A mass-produced modular house that's less than 2,000 sq ft for (9:46) $512k?? And it doesn't even include the land/land development (sewer/septic, utilities, landscaping, etc.), the building permits, the foundation (basement, slab, or pilons), or the driveway?? There's no mention of the quality of materials (windows, siding, roof, floors, insulation, hvac system, ductwork, etc.) or the appliances that went into this house. I see "massive profit" written all over this for the builders. You are definitely not getting your money's worth here. Unbelievable.
