289 is not cheap! I can purchase a larger home that is off frame in my area for less than 200 K. I’m not sure if there are some feature differences between the two but the one I looked at was 1700 ft.² and pretty nice!

This is a nice home Chance. If someone is looking for uniformity, this one is it. Everything matches! I’m not too big of a fan of an all white interior, so having the doors and the entertainment/fireplace wall match the color of the ceiling beams would’ve been nice to break up all of the white. You’re right, that front porch and dormer really sets off the exterior. All in all, a nice home with a contemporary cottage/‘boathouse’ vibe. Great tour!

Really nice, but I agree the living room is kinda weird, too large for furniture placement… but the size is really perfect for a small family or retirement home… No TV in the bedroom… totally agree… get interested in a movie or crime drama and before you know it you will be hearing the alarm clock going off 😅

I'd remove the two walk-in closets in the smaller bedrooms (the first two that he shows, not the master bedroom) to make the rooms more spacious and so when you enter the room, the door doesn't face a wall immediately. removing the closets would also give more flexibility for bed placement, so the bed doesn't have to go so close to the window and have limited room to even open the closet door. Also, in the maser bedroom, I wouldn't have a window in the shower!! Overall, I love the modern design of this house, and the tour was amazing at showing different viewpoints of the rooms, allowing us to really get a feel for the property. You could always transform one of the smaller bedrooms into a cosier living room or snug, if you aren't keen on the open-plan design. Additionally, you could put a kitchen table against the wall in front of the back doors, or you could put the kitchen table to the left when you walk in the front door, instead of the place he said you could put a TV and make it your living room. There is so much space in the main living area that it's perfect for a busy family home, entertaining guests, or just day-to-day living. There is ample room for the main living area to have a kitchen table and a sofa and TV set-up, so the extra bedroom could just be an additionally TV room, or study, or anything you feel you would need to personalise this property and make this house a home. Ultimately, I love the look of this property and its practical quailties, such as the pantry and cleaning room- such a huge room!

I live in NC where HBS homes are built. The price of this home is probably because it is at the beach. I believe in most places someone would build this house in NC, this house would be in the $225,000 range.

I like this floor plan but I don’t like the laundry room to be in the dining room. I would use that space for a storage room and move the washer and dryer area somewhere else. I don’t like the guess rooms to be by the kitchen because I won’t want to wake up my guests while I’m cooking them breakfast in the morning. I would move the master bathroom to by the kitchen and maybe make room for the laundry area.

I really like the home and open layout, it is a good size but that price is a little on the high side. Modulars do cost more because delivery and the crane is expensive but you could buy a mobile/prefab with sheetrock walls for less, so I guess it comes down to what means more to you.

No TV in the bedroom. We don't even watch TV except to use it for DVDs. I like this house. it reminds me of one you showed in the last week or so. The kitchen is great except for no pantry. I would want carpet in the living area and bedrooms as up here in PA floors are cold in the winter and bare feet on carpet feels much better than vinyl or wood. The toilet in the master bath looks to be wheelchair accesible as it has plenty of space around it and isn't tucked into a tiny claustrophobic room.

The placement of the front door was odd-it really limits furniture placement. Wish it had more upper kitchen cabinets. The secondary bedrooms were pretty decently sized for the house, though. Chance, you’d be a medical experts dream-so many sleep doctors say that a TV in a bedroom disrupts the sleep cycle and you lose out on better quality sleep!

Looks like a nice house but I hate it when they put the laundry room off the back. That means you can't put an attached garage on the house. The attached garage needs to either be off the sides (that's the best set up) or sometimes they'll make it to where it comes out from the front. But if it's off the back you'd have to sacrifice a fenced in back yard and the garage would cover the sliding glass doors, bedroom windows. I wish the people who design these floorplans would think about this.

My issues with this house are the price and the placement of the entry/front door. Ican buy at least a 2000 square ft home in my area for that. For me the price is a bit unreasonable for the size. The other issue is the placement of the front door. It is in the middle of the living space. Its awkward. Where would you place a couch? I see the tv hook up, but how would you place furniture? I need to see this staged.

The price point is way too high for the square footage and materials used. At that sale price you could get a decent stick built home that maybe just needs some cosmetic renovating, depending on your area of course. I’ve seen larger manufactured/modular for that price or lower with higher end materials. Also, the sign on the left of the building stating you can use your land as your down payment is not a good option if you can avoid it. If you default on your loan they will take your land as well as collateral.

You must not be much of a negotiator; that’s the starting price. Five houses later and I’ve never bought a house at asking. Find a house and keep an eye on it, wait a few weeks and be patient; as more time passes chances are they’ll become a more motivated seller. That price for that house and specs isn’t that high compared to what I’ve been watching for the past 10 years. These type/size homes in my area and most others are going out at WELL over $200/sf, and they aren’t built in-doors with laser precision out of the storms and mud, with vault ceilings and 9’ sidewalls throughout… don’t look a gift horse in the mouth. You can be sure prices elsewhere are higher and you’ll have to wait a minimum 6 months for most tract and up to two years for good subdivisions with amenities.
