I lived and worked in Three Forks/Bozeman/Belgrade/Glendive from 1999-2017. I was a mechanic. Wages stayed between 50-80k a year. I rented to save for a house. Kept my rent between 850 and 875 a month. Married. The houses got smaller and crappier to keep that rent amount and afford stupid stuff like cars, food, heat, fuel, and retirement savings. Well...in 2018 I bought a slick 4 bedroom 2 bath for me/wife/kid. Loved the proximity to schools and universities for kids future. Lots of job prospects which pay good. Closed at 138,000 on the house...in Wichita, Kansas. FK MT.

I am currently looking in the Billings area. Your 2 middle points are the reason we haven't bought anything yet. People think that they are going to win the lotto by selling their house. Everything we've looked at is, at a minimum, $50k over the max price it should be. Lots of them have water damage or are half-way through a remodel. A 900 sq ft trailer built in 1970 wanting what a 2500 sq ft new build should be asking; I've seen that. Multiple times. Houses that have been on the market for +60 days and still at the original price? These abound. This extreme housing market is falling and I'm not paying way more than value plus ridiculous interest rates only to be upside down in 2 years, stuck in a crappy loan with a crappy rate and unable to refinance. You may get what you're asking, but it won't be from me.

Yep, many are noticing even fixed mortgage monthly payments are jumping as a result of rising home insurance and property taxes which are folded into one's monthly payment.

One of two things HAS to come down. Prices or interest rates. While rates are high, if you're a seller and actually want to sell, you have to come back to reality. Problem is, a lot of sellers bought at the top of the market and can't sell for less.

Here in Indiana homes are still over priced by 75k or more. I don’t understand the high housing market in Montana when the jobs aren’t there for that market. I also looked at jobs out there, I’m a diesel mechanic and my wage here is higher than what I’ve seen in Montana.

Price is the biggest issue for people not buying. The housing market is just in a weird spot. There needs to be a correction bring home prices (and rent!) down but there aren't enough homes available, and many of the new homes that are actually built are for cash by investors or rent seekers. New house starts haven't kept up with population increase since at least the '08 crash, and the government is caring less about it because they want more multifamily homes not single family homes.

No matter what state I look into, home prices are a minimum of $100,000 over what they should be. People need to get real and start asking pre-pandemic prices. That was a fluke in time and it’s been over for several years. Layoffs are rampant nationwide in a variety of industries and businesses want their employees back in the office. Salaries are still pretty much pre-pandemic salaries. Lower the prices and people will be able to buy even with higher interest rates.

I own in billings we bought our house in 2017 market was perfect, we used the 1st time home buyer program with fixed eate 4.5 for 200k, we pay 1450 a month 😂. we could make 150k if we sold right now the issue is we cant afford a 500k house at 6.6% then be upside-down in 3 yrs on it. That 500k house is only worth 300k in a sain world. So we stay put with an easy cheap affordable payment. No matter what we get closer to owning it. Its money in the pocket and an asset. We'll never rent again. Rant over lol. Good video thanks.

A home in my neighborhood sold for $500k two years ago brand new. The new owners put in a pool, waterfalls, backyard kitchen paradise, added a fireplace in the house and redid every room. Now its on the market for $650k. I simply don't know how they put all that work into it and are making a profit on this. It's a beautiful home now though. 🤣 I assumed they got foreclosed on or something.

I had to move out of the Missoula area because rents were becoming insane. Working full time 17 dollars an hour and I dont qualify for all these apartments that require 3x rent income. I don't know who theyre finding to fill these luxury apartments because it sure as shit isnt local montanans making local montana wages like I was. Had to move to Maryland.

The houses are extremely expensive and out in the boonies. 300k-500k out in the middle of nowhere can't match up to other states. I know many of these are near small towns, but it's too far from a large city to price at 400k$+

Interest rates are too high and housing prices are over inflated, just like in 2008 & 2009. The seller is going to have to drop their price in order to sell their house and hopefully their mortgage isn't up-side down. In 2009 when my wife & I looked at houses nothing over 1450 sq feet and over $200,000 was selling in Oklahoma City. A similar situation exists today. Most of the more expensive & larger houses sat for 2 to 4 years as vacant property.

Wow, I though it was just me. For some reason I'm not as wowed by recent MT listing as a few years ago. Lots of fugly houses. I miss the days of nicely updated clean homes. Also a bit more wary of where things are heading in the economy. For sure things are too expensive now and inflation is sticky so things will continue to increase in price. And all the debt needs to be paid off which could keep interest rates higher than anyone anticipates. There's something to be said for buying short term US Treasuries in lieu of a second house.

Montana has to face the fact that richer Blue state Americans are the ones who can afford these homes... in fact, it's cheaper than most Blue states. But then, you have high prices, not a lot of government services and this intense backlash against people who don't have "Montana values." I looked in Montana for a couple of years and honestly got tired of the attitudes toward me. BTW, I drive a truck, grew up on horses and am no far left ideologue... just says California on my plates.. Montana has to deal with the resentments of their residents at the changes that are coming at some point... Good luck.

By pricing their homes so insanely high, Montanans have to realize they are attracting richer Blue state people. Do they not realize that? Every person that has listed their home at a "win the lottery" price is responsible for what is happening to the state. Have spent the last 2 years trying to find a home there and have also noticed the things you mentioned (and I don't even have California plates 😝).

Live in ekalaka mt and in the last 4 years our property taxes have doubled and no it’s not because I built a new shed Wich I didn’t. Why the higher taxes they aren’t improving our roads the road into ekalaka hwy 7 has so many white crosses on the side you loose count. I know at least 3 have died in the last 4 years and it’s a 36 mile straight road. We’ve petitioned the state to rebuild it and they said “eat a dick” oh here’s another hike in taxes so you’ll know your place pleeb.

@@LivinginMontana1 Most areas need a 35-40% correction for reality to return to historical trend lines. Maybe more if interest rates remain high and a bad recession hits. Housing crashes tend to crash further than they should. I'll be looking to buy in 2028ish, I think.

Politics? Seriously? Things are getting better. Bullock gone, Backus gone, one can only hope Tester is out this year too. But still, taxes are pretty high. And prices are still ridiculously high compared to eve 4 years ago. Prices increased over 100% and that is just not reasonable. Looking for correction and things will be livable again.

Who is the builder for those houses in your background? Does Montana give out awards for the ugliest homes? Those houses are fugly. They have 0 curb appeal. Could they build them a little closer together. Just awful all the way around. My family visited Montana last year. It's beautiful there. With retirement on the horizon, I started looking their. It's way out of my price range to get anything livable, with a little bit of land.
