I generally give one of my tenants some slack when paying her rent. She’s always like two weeks to a month behind. I only do this because she takes care of the property and she’s struggling. I don’t mind helping out those who are taking good care of my property. She’s even hung light fixtures and painted the walls.

Great to see a new upload! I'm currently house hacking with one tenant, and we're doing a 6-month lease followed by month to month. Gives me a good amount of time to lock in the rent, but it's also not too long of a time that either of us can decide to move on if it's not working. Great video.

I don't know what happened where you live, but in NE Ohio, during the eviction moratorium, it was not possible to evict a tenant for ANY reason , because the local Courts simply CLOSED. They would not hear ANY eviction cases. It took me two years to evict a tenant who stopped paying during the pandemic, and now he owes me $15,000 which I will never be able to collect.

I lost my job I'm on month to month lease my landlord had already sent a bill for the following month.I lost a job after I was already billed now he says I owe him the rental if I don't pay I'll be blacklisted 😢 Please advise he says I should have notified him within 20 working days but I was dismissed with immediate effect on last days of the month

I prefer doing month to month. Many will disagree with me. I personally feel month to month makes it much easier to ask tenants to leave. Generally, you only have to give them a 30 days notice.

For landlords, the long term is better. Month to month is usually good for the ones living there. Landlords and tenants are like opposites

Great video and thanks for sharing. However, don't feel sorry for people's children because it's not your responsibility. Furthermore, parents will use there children to gain sympathy from the landlord and take advantage of them. Month to month is excellent when you have experience with a tenant who's been renting from you for awhile. I plan on changing the yearly lease to month to month for more flexibility so it can make it easier for eviction if I have to go this route. Being nice to people will get you no where in this world and will drain your energies. Vampires comes in all different disguises. Take care!

Is there a grace period for month to month agreement?how many days? And due date falls on a saturday and Sunday is that means they have right to pay on monday? We're in Wisconsin and have a tenant that always late.

Not an attorney, but I can tell my Ohio experience as LL. A rent is due on the day it's due, not days later no matter what day of the week. Unless it may be the lease document specifies a grace period. In Ohio, if LL has accepted a few months of late rent, he can't suddenly evict for another late rent. UNLESS he sends letter that says- we have been accepting late rents but this is notice we can not continue to do so(or something like that).

I'm using Apartments(.)com. I like it just as well as Cozy for collecting rent, but it's not as good for listing properties and collecting applications.
