As a retired painter I can tell you everything starts with the footings or slab. If they are out the brickie's have to put it right ( or not! ) so they are pissed off. Poor bricklaying makes the plasterers work harder than it should be so they are pissed off. Poor bricklaying/Plastering pisses the Carpenters off ( Why should I have to put things right! ) Let's all leave it for the poor Painter. He'll put all the poor workmanship right. The poor guy doesn't get paid enough to hide everyone else's poor work, and he ends up pissed off. You can't blame all the finishing on the poor painter. Having said that, I can't believe a painter did this house. I think the fencing contractor did the painting!!!!!!!!

I don't disagree with what you are saying, it should not be up to the decorator to cover poor workmanship, on the other hand, poor decorating is poor decorating and you can't hide it.

I am interested to know, following your excellent snagging reports do the builders actually do the remedial works you list? Do you ever get the chance to go back and inspect the works?
@LivelyProfessionalServices
@LivelyProfessionalServices 2 жыл бұрын
Hi Neil, we don't often get the opportunity to go back and reinspect, some builders and site managers are very good at doing the snags we find I would say the majority of snags in the report get completed as we do not inflate our reports with issues we know the builder will not fix. What would be good is if the builders engaged in conversation with professional snaggers following the report, that way we can discuss our findings and reasons for highlighting them.

Don't be put off not all new build houses are bad, they all have snags but some are more minor than others, it all depends on the quality of the site manager and trades building them.

Really good that you name the developer and shocked it was signed off the NHBC. I feel sorry for new home buyers as they probably think this is normal. Also much better work buy DIY friends. My apprenticeship was five years and not Ten weeks in a classroom with teachers that know no better 🙄

Hi Richard, my apprenticeship was the same as yours, we would not dare leave work like this, trades today do not bother and do not care.

The failure rate of candidates on these 10 week "get a certificate and become an instant professional tradesman" courses is virtually, if no, zero. The reason being that the salary and job security of the teachers is wholly dependent upon full classes with a high pass rate. In the good old days when you were in a company apprenticeship, typically for 3 to 5 years, if you didn't meet the required company standards you didn't get the job at the end of your apprenticeship...assuming of course you managed to be good enough to run the full term. so little wonder that the college's churn out these gleeful certificate holders who think they are the bees knees. They should be issued with a Stetson and spurs, not a certificate.

The future is grim looking at some of the houses I see. The housebuilding industry is broken, and new house buyers don't have a leg to stand on once they have purchased their newly built home. Housing developers are getting away with the biggest con in the country and innocent people are paying for their greed and unscrupulous ways. The government needs to step in and fully regulate the industry, disband the current warranty providers, and set up a government body to check and sign off new houses.

It should be legislated that mortgage companies must see a full surveyors report on all homes before loans are granted. The borrower should not have to pay for the report, builders and mortgage companies make enough profits to absorb the costs.

I would agree, however, this is not going to happen, it all boils down to money and Proffitt for these companies, no one is interested in the end-user the new build house buyer who has to accept the poor standards of newly built houses.

There is no other industry that expects its customers to accept a substandard product, what is disgraceful is new house buyers are tied into the contract as they are not able to back out, and the whole house building industry needs a shake up.
