Sorry if you've covered my query before on your channel but if I even if have a deposit but I need a little more can I borrow or be gifted from a sibling? Someone has said that I can't and on Google it talks about borrowing from the bank of mum and dad. Love your channel Nicola you beautiful lady x

Excellent video as always. I understand the pros to having a AIP, certainly makes you look like a more creditable buyer who is ready. Is there a risk (con) that showing the real estate agent my AIP letter would negatively impact my negotiations? I'm concerned if I offered less than the asking price, they now know that I am approved to a certain level and may advise the seller to negotiate harder. Any thoughts on this?

Thank you! It is certainly possible it could encourage an agent to push for a higher price although most agents are aware that even though your affordability might mean you can borrow more your deposit could limit you. So whilst possible - I think unlikely to be a frequent occurrence.

Great vid! 😊 I hope this isn't a really silly question but when filling in the AIP do you put in the advertised price of the property you're viewing or the offer you're going to put in which differs from the advertised price? Couldn't find anything online about this
