Hi, I lined one up as soon as I was viewing. You don't officially instruct them until you buy a place. But it very much strengthens your offer if you can show the EA/seller that you are clued up and ready to go

@@dm.mortgage well it is as by what you state 50% do not charge and have just as much experience and quality in their work. I know many people who have bought a property with a broker who does not charge and everything was fine.

@@dm.mortgage Well then half of you broker do not charge and just as much to offer and expertise as you if not more. I know many people who have gone with brokers who do not charge offered similar services and things work out just fine.
