I can tell you don’t get an inspector that works alone get a two man team one of the building specialist and one that’s a pest specialist and 100% make sure that they check for carpet Beatles this is when the house is unsanitary and buildup of crud happens on the edges of the carpet and it looks like little bits of carpet of been chewed away

If you are buying a brand new apartment do you still need to get a pest inspection .. I think a building inspection will be needed to be sure nothing is left out

Building & pest inspection is very important. But I have noticed that the report is full of "disclaimers" ... what if the inspector failed to detect an important issue? Does the inspector have an insurance to cover for his/her mistakes?

Thanks Massimiliano, great question and would be one to check with a legal professional - esp. given the disclaimers might cover them from liability, but definitely one to speak with a legal professional about.

Thanks, but still got confused with your comments and some of your replies below. For the first home buyer, buying a brand-new house just being built here in Victoria, which one do we need? 1)-a defect or handover inspection or 2)- getting a Building & Pest Inspection or 3)- 1&2?

In 2022 dont worry!! All the pests died in the flood... Just ask for a flood and building inspection 🤣
