I love Carmel. I rented just outside of the Art & Design District for a year, and then bought a house in a neighborhood that was JUST annexed by the city of Carmel. The entire neighborhood's roads were repaved, a new roundabout was built (College & 111th, near Central Park), and I couldn't be happier. It's an older neighborhood with no HOA, but the location is absolutely fantastic. I'm dumping quite a bit into renovations, but I consider it quite a steal + a bit of good luck. There was a cornfield down the road, which I believe is the largest undeveloped parcel in all of Carmel, and is now for sale. Or has been for sale. Jason, do you know what may become of that piece of land? Personally, I'm hoping for something with shopping and restaurants, and hope it's not offices, apartments, or condos. I'm keeping my eye on it, either way, since it's a stone's throw away, and will definitely affect traffic, no matter what ends up happening with it. By the way, Carmel High School is not only the biggest high school in Indiana. It's the second biggest high school in the entire country.

I live in the City Center bldg that you were walking by. I look at the Palladium and the new hotel out my windows. Lots of good restaurants around here. And in my 4 years of living in Carmel, I've found people here to be very nice.

Carmel can be racially diverse. Quite possibly the most diverse city in Indiana with a mix of people everywhere and not just one section of town exclusive to one race. You will find people of all nationalities here. It is friendly for people from India as well. I am black. The person across the street from me is from Poland. My next door neighbors on both sides are me are Chinese. There is an Indian family on my block. Also a family from Africa. There is another black neighbor two doors from me. And one Hispanic couple. And the rest are white I think. I know there's another family from Asia somewhere. That's just on my street and not the entire subdivision. And subdivisions can differ. For age diversity, most neighborhoods have a good mix or old and young, but some of your more lesser priced subdivisions will have a greater number of kids. Your high end subdivisions tend to be empty nesters or have older kids now that they can afford to be in that neighborhood (usually their second or third house and rarely as a starter house). The apartments tend to be younger singles without children. You're not going to find many low cost apartments, but this helps to maintain the level of safety in the city. This is not a racial issue, because as Carmel has become more and more racially diverse over the past years, the violent crime rate remains very low. Carmelites suck. It’s pronounced Carmel, like the candy, but Carmelites will say it’s pronounced CAR-MEL. And too many traffic circles
