It's a nice house but Porter Ranch was supposed to be a more cost effective area. Similar size was sold there for 2million in 2020 and 2.34million in 2022. There is actually a new build in Beverly Hills for 5.7. Toll brothers themselves build similar size for about a million in texas around the major cities including lot so 5 feels a little fictitious :) There is a similar size modernized house in hollywood for sale for 3.5 with airliner views over the LA basin. With a 5mill budget you could probably find a tear down with views for say 3 million and build really elegant modern luxury for 2. It's a shame because Porter Ranch was a way to get nice new build for not crazy money. Many were below 2 million.

Love the backyard, especially the extensive covered space. But gotta admit that for this price point, I'm surprised that the kitchen doesn't have a built-in espresso machine and the primary suite doesn't have a balcony. Seems that homes for much less often have these items.
