If you’re leasing-read the contract, if it’s not in the contract landlords can’t make you get a lawn company if you all can do the work. Might want to take indoor and outdoor (including landscaping) before photos to have when you move out. Also, for the water leak, make sure you notify the landlords or property mgmt company asap so they deal with (if they aren’t already)-water remediation etc. Might want to consider renters insurance if you don’t have it yet (can be relatively inexpensive and pay huge dividends). I know you said you don’t play around with that stuff, but the California proposition 65 thing is on a LOT of stuff. They’re the only state that requires companies to put it on there, but you wouldn’t believe the amount of things they have to put it on. Some teas, clothes, furniture, cell phones, laptops, keurig coffee makers, etc, even frying foods can release one of the chemicals they warn against. Just so you know- because it’ll likely be on quite a few of the other things you have or will buy and it can be anxiety causing if you’re unfamiliar with it.

AND a lot of those things are only a precaution because things like dyes and some metals have been shown in SOME California studies to cause cancers and such. As a cali resident for most of my life, we had those labels on pretty much everything that you can buy, and even posted at restaurants. It's really just so the companies can't get sued if you do get some illness.

When you have that much water damage, as far as I know the only way to fix it correctly to make sure that you don't get mold is to cut out all of the wet damaged areas even though it's a pain and it takes a long time and replace everything completely. If you don't, you run the risk of toxic mold. We had it happen and it was the dangerous kind of toxic black stachy mold. We had to move out of our house for over 6 months while they ripped apart most of the house to fix it and we got sick from the mold.

I hope you know that I am SO PROUD of you. I know how hard it is to move away from home, but then to have things almost IMMEDIATELY go wrong with your new home, I just know how stressful that is even if you’re trying to be logical and not stress, it can be such an overwhelming experience, so much love and hugs to you!! Moving and settling in is very overwelming, but you got this. One day at a time, like the saying goes "Rome Wasn't Built In A Day". Definately give yourself grace, you have plenty of time and you are doing a fantastic job. As others have mentioned, don't feel like you have to do everything yourself. Your going to burnout quick get the help from the others. You need to take care of you so you don't get stressed out. Things are coming together thought and it looks really nice. 😊💜

May be the coffee stop was a bit much? I understand the feeling of being overwhelmed try living in a CAMPER TRAILER, yes you read that correct. I have very limited space and right now it looks like the trailer threw up my belongings EVERYWHERE....I stress myself out when it comes to figuring out where to start. Just have to step back and breath and take one step at a time and don't be in a hurry.
