Man say what you want. This will be just like downtown Brooklyn NY The two story homes right across from the Barkley center were $300k now 10 yrs since the center was built almost $2million. These won’t be $2million but once the area be fully gentrified easy money very $6-700k within 5 yrs after completion of project.

Hello Dr. Anthony. I've heard about what happened in downtown Brooklyn from people who have bought homes here in Baltimore. They grew up in Brooklyn, inherited homes from parents and moved to Baltimore. I can see the area growing in price. Especially since it is right across from the MICA, an Arts College. Nope ! The mayor in Baltimore put a cap on cost of housing and there Making majority of these homes affordable for the working class black millennial/gen-Z with lineage from Baltimore ! Especially those who work for the city

Those homes built in the 1900s will last forever. A lot of that new Barbie Dollhouse construction will have issues before you can bat an eye. As my grandmother would say “they don’t make em like they used to”.

The original houses in the area will last FOREVER!! They were built by hand, with STONE and BRICKS!!! If you can find one for sale and can do the rehab to bring it up to date, you will have a solid home that will last for years to come. Thank you for watching and commenting. Good to see that area renovated. I left Baltimore in 1993. My family member lives right up the street on the 2200 block of Linden Ave. Also your camera skills are excellent!!!!

THANK YOU FOR THE COMPLIMENT on my video skills. I remember 1993 like it was yesterday. That's around the time or just after O'Dells closed on North Avenue. LOL. You're family is a stone throw away from these homes. I'm sure they renovation of the school was in anticipation of the new construction. There is a LOT happening in Baltimore. They tried to spark the renovation back in the late 80's with the development at North and Eutaw but years later, with MICA, this new development in the video and others sure to come, Moving to Baltimore and Living in Baltimore will something to be proud of. Glad to see, change is long over due. My nephew works in the industry, Mason & Dixon construction. I hope the best for Baltimore. North Ave and Carlton ave is where I have family. As well as Poplar Grove and Edmondson ave. 2934 Edmondson ave is were my roots sprang from. Hats off to the town and Lexington Market. Keep it real, B-more. 5/29/24

I'm familiar with Mason & Dixon. My first real job was in new home construction so I got to work with plenty of companies back then. A lot is changing in Baltimore. If you have time, check out the videos I've done on Locke Landing. New Construction near Cherry Hill. I think Cherry Hill is soon to be redone. How soon, "SOON" is, I don't know. But living by the water in Baltimore is a HOT THING now. In June, a group of folks will SWIM THE INNER HARBOR. I'll have my cameras ROLLING so stay tuned. LOL. Thank you for watching.

Property taxes? Baltimore got expensive 25 years ago, home prices and property taxes. Crime? Hope these new homes have reinforced doors and security.

Fortunately, Baltimore doesn't have a lot of B&E with criminals kicking in doors. All homes should have good security and these homes are no exception. Property taxes in Baltimore City are higher than those in surrounding counties. Baltimore faces a lot of difficulty but the future looks BRIGHT!!! Thanks for watching.

They basically forced out the tenants because the fells point and harbor east crowd was moving north. Baltimore housing projects are almost exclusively single moms because the list is so long for housing and they get priority. People with most kinds of criminal records are excluded from even living there and compared to other low income housing in Baltimore the crime rates are much lower than general low income housing as a result. Dont get me wrong there is still crime but not at the rates of other areas that allow anyone with rent money to live there. To make matters worse what once held two or three families in the same space will hold one unit further reducing the number of available units in the city. When we look to our leaders this is an example that begs the question - are you uplifting or replacing?

Thank you Mr. Anthony. I don't really know how to respond about people moving from Harbor East because there is a TON of development in that area. I've met a few organizations that help people with criminal records and most of those that have to get into those programs don't realize how hard it is to get that criminal record off their back until it's too late. I'm hoping that we can help more people realize the consequences of their decisions at an earlier age so that we can all come together as HUMANS and help our fellow man. Nice building. Close to everything. What happened to the people? I know folks are padding their pocket, but where are the people? Those that needed assistance, were they rehoused? Seniors? Disabled? Any grants for them to purchase?

I'm from Baltimore (city/county). Some of my family (steele, watkins, love, etc.) came from NC (beaverdam, rockingham, & hamlet) up to Baltimore. My great grandmother was a watkins, so I was wondering if you're family was from there too? My aunt use to have a hair salon on north ave, my great aunt lived off of north ave (behind the penn/north station), & so did my granddaddy, in a senior apt complex (i think bolton or reservoir).

I just bought a home in Baltimore made in 1920 4 bed 4.5 bath but the neighborhood is not good..yet..but theres no housing shortage in Baltimore..it's the best kept secret on the East Coast..

That's because voters have allowed section 8 and the housing vouchers move into our residential communities where home owners pay there good earned money and they come and destroy our neighborhood. So now they are putting all of these expensive homes in the city that regular every day working can not afford. ​@domow865

Really nice area and if you can afford to buy, that’s the area to invest ! 52 year ago we had an apartment on Eutaw Place . I'm super excited 4 the project. I just went & took pictures yesterday. The Ryan Homes r on the small side, but everything will b BRAND NEW. U won't find anything n Reservoir Hill, Bolton Hill, or Madison Park @ the price these r going 4. I have a home on Eutaw Pl that I was 4tunate enough 2 buy from my landlord, so this new development is much needed. Reservoir Hill is a lowkey gem n Baltimore. Close 2 I83 & I95, Penn Station, Lightrail, & more. I'm hoping they put a shopping center there similar to Northwood Commons n East Bmore by Morgan. The space is more than big enough. The community can use that, esp a nice grocery store (Harris Teeter would b nice), gym, dining, 24hr laundromat, etc. My only concern is parking & traffic.

I attended MICA twice and this is a great look for Baltimore. Glad to hear those projects are long gone, but what happened to the occupants? I am curious.

MICA has been a major influence on the changes happening to North Avenue. I still remember the club O'Dells from WAY WAY back in the day. LOL. The projects were referred to as MURDER MALL. The occupants were likely given incentives to move elsewhere. Some to Baltimore County. Thank you for watching.

They gave them Section 8 to move. My neighborhood was good until crack hit. It went down in 10 years. Then they locked like 100 ppl up at one time.

Of course not. But they will find away to get the poor out, maybe some section 8 vouchers, or a couple of other ones that move the poor to the county, and move the rich in the city. Again it’s never about ordinary people/ citizens. But hey what do I know

Well, Baltimore is changing. The Maryland Institute College of Art, (MICA) is playing a large role for what happens in the area. With communities like Bolton Hill, Reservoir Hill and now Reservoir Square and a new, state of the art, school building, things are different in this community. I lived on Eutaw Place beautiful area and we had no problems living there. My son went to school just down the street. They are building that area up, schools, supermarket and parks in the area . They also built a Unity Hall 5600 block of Eutaw Place across from the supermarket and school. Really nice community building.

I understand. But Baltimore has A TON of older homes with plenty of architectural value. They run from one side of Baltimore to the other. Especially in West Baltimore. Take a look at the marble steps on the row houses. My mother used to tell me stories about how they would wash the steps every weekend for pennies. That is part of the culture of Old Baltimore. Would be GREAT if there was a revitalization of the marble steps. Thanks for watching.

I live in Baltimore county but Iam in Baltimore city many times in a week..This is a good project close to Johns Hopkins Hospital.The media does a misrepresentation of Baltimore as if people are shooting around all the time which isn't the case.Yes we can't ignore the gun violence in Baltimore but that isn't the face of this beautiful city..You gotta live in Baltimore to know that Baltimore is beautiful.If you keep reading about Baltimore in the news,you will never visit..Disregard the bad media portrayal of Baltimore and give it a shot...Baltimore is beautiful

@@pamelaflanagan9119 Affordabilty is relative, so not sure if I can answer that. The areas I would consider are Hampden and Canton. Beautiful townhomes that are 400k or less. If you’re looking for SFH then I’m not sure. I like Roland Park myself but it’s expensive.

Well, in this part of Baltimore, MICA, Maryland Institute of College and Art, is the BIG FISH in that pond. MICA is playing a HUGE ROLL in the transformation of this section of North Avenue. LOL!!! But Baltimore is BIGGER than the Wire. I HOPE they won't be doing anymore films like that here. It gave Baltimore a BAD NAME. Then, Life started to imitate ART. It's a NEVER ENDING CYCLE. I lived in Bolton hill close to MICA for one year, then decided not to renew my rental contract and moved out of Baltimore 2022. I hope things get better in Baltimore, unfortunately I didn’t have a good experience myself and Bolton hill supposed to be a good area, so I don’t know how’s living in a bad area there be like? Hopefully things change!

It takes a while for permits to get approved in Baltimore City. The community associations meet once a month so they too have viable input as to what happens in the neighborhood. The communities around Bolton Hill and Reservoir Hill usually a TON of respect from the City Government.

This is in Reservoir Hill, not Bolton Hill, which is why they call it Reservoir Square. The Residents of Reservoir Hill voted on the name

Hello Danyel and Thank You for responding. I can all but guarantee you that not all neighborhoods in Baltimore are infested with crime and rats. I help people buy, sell and invest in real estate in communities and neighborhoods all over Baltimore and that is not the case for many areas of Baltimore. Some areas have an obvious problem with crime and rats. Other areas do not. There are some parts of Baltimore that you can drive through and see people throw trash out of the windows of their cars and others with people walking down the street throwing trash on the ground even when their are trash cans right in front of them. Those areas have a high presence of rats and high levels of crime. Those neighborhoods that do not tolerate rats and crime, have very few incidences of both. We must ALL work together to do the same and adopt "BEST PRACTICES" from other neighborhoods. If we can ALL WORK TOGETHER to STOP this type of behavior, then the problem of rats and crime will drop significantly. Thank you for posting. Ryan homes builds cheap houses and sells them over priced. Especially how beautiful some of the original homes around the way are inside. I get a lot of been ran down with poverty a now there going to price people out

Ryan homes has a luxury division with NV Homes. The NV Homes models bring more features than the ones built by their Ryan division. I agree that this development will increase in value. They start with 17 homes in the grand opening with the first starting at $399,990 for the 3 story model and $415,000 for the 4 story model. I get calls to help people Moving to Baltimore and those Living in Baltimore that want to own a home in the Bolton Hill, Reservoir Hill and now Reservoir Square community. The Madison Square Apartments were considered a problem by Baltimore City and the home owners in the area. The residents of the apartments also complained. I guess they felt the best thing to do was to knock them down and start fresh. Check the crime rate in the before, during and after and let me know what you think. Not sure how The Wire was good for Baltimore. It actually created a negative impression of Baltimore. As I traveled the country, people would ALWAYS ask me if the life in Baltimore is like the tv show The Wire. I tell them IT IS NOT!!! Fortunately, channels like this one and others can show you a better side of Baltimore. I travel the world and ALWAYS get questions about Baltimore. Whatever is being said about Baltimore can likely be said about other Metro areas around the country. But Baltimore is TRULY Charm City. The things of the past are being renovated and all of the problems are being eradicated. The development in this video used to be referred to as Murder Mall. Thank you for that insight. Please explain your point of view because the MTA Light Rail, Metro Train and the AmTrak do not run underground in this area. There is an underground tunnel about 2 miles away, that is used by freight trains, but it does not under this development. As for the houses, they are REAL houses. I'm not sure how a fake house can be built and have people enter into a physical structure, but thanks for your comment. Thank you again. Peace.
