Were looking at West cocoa on the inland side of the river. Know anything about Hurricane insureance and what it may cost, we are looking at 420 Prospect Ave, Cocoa, FL 32922 , its listed at 120,000 but we wanna make an offer at around 90,000.

@@anthonywike8042 Since the home is older than 30 years, you will need to have a 4 point inspection to determine if the home can be insured. The MLS shows a new roof, newer AC and that the cast iron pipes have been replaced. That is 3 of the 4 points that should be good. The electrical is the 4th point. Have you seen the house yet? The water isn't clear enough to see very far of you are snorkeling. I mostly swim, bodysurf, and on rare occasions take out a boogie board or surf board. I don't see too many sharks, but they are out there

Overnight lows have been high 40's/low 50's at times. Warming to 60's/70's. The sun feels amazing though 😎. Grew up in MS on the gulf coast, and you are NOT lying about fire ants! I remember standing on my lawn once as a kid, and suddenly feeling a pinch. I look down, and my whole leg from the knee down was dark and moving. COVERED in ants hahahah! I took off like a bat out of heck running and slapping my leg!

Put a bid on a home in Cocoa Florida. It’s been stripped down to the studs and rebuilt. It’s been treated for termites. I wonder if it’s a safe buy or if We should gracefully bow out. It has all new walls, cabinets, floor, bathroom. Completely renovated. The termite guy said it’s actually a good thing because it’s like a brand new home. It does not have a pool. It’s 365 k in 2022. To move there or not???????

I replied to your previous message and just saw you are already working with a Realtor. You should contact your Realtor to see this house if you are interested in it. If you offer is accepted, besides having a home inspection, you will need a 4 point inspection for the insurance. I met with a great local inspector (Adam Marrara) and asked him to explain a 4 point in this video kzbin.info/www/bejne/bqmzf2yapsesrJo Call him when you are ready for both the full inspection, the 4 point inspection, and have him do the wind mitigation report to see if you can save some money on the insurance for the home.

Is the ocean always rough with big waves and under toe currents? Is there days where you can see the bottom like on the gulf coast?

It really depends on the seas and wind strength/direction. Summer is the best time to find the Atlantic flat and glassy. It's rare the water is clear enough to see the bottom once you get knee deep. The sand gets kicked up from the waves. I hope this helps 😎

I see the occasional dolphin in the ocean. I see more of them in the river & canals. There aren't any ferries here. We have several causeway bridges that connects the barrier islands to the mainland

Hey Nancy, thank you for finding this video & for the question! Yes, there are quite a few condos in both Cocoa Beach & Cape Canaveral that will allow 1 month minimum rentals. Something to keep in mind if you are getting a mortgage is the association also has to go through the mortgage process. You might need to put a larger down payment to qualify for the loan (up to 30%) I can go over the details either in the email or on a phone call. One other Con. All the trashy t-shirt and souvenir stores that line A1A. Two of the biggest eyesores are Cocoa Beach Surf Company and Ron Jon Surf Shop Super Center. Thanks for not listing, as a Pro, that thing that sticks out into the ocean at Meade Ave. It hasn't been the same, for us locals, since Westgate took it over. Overall, I enjoyed watching your video.

Cocoa Beach & Cape Canaveral are "destination towns" so we do get our tourists and the retail that supports them. Even though Ron Jons & CB Surf company have quite the presence on A1A, they also employ a lot of locals and contribute back to the community. They sponsor a lot of 5k races and surf contests too. I bet there's at least one Ron Jon t-shirt in most of the homes in Brevard County 😎 (I know we have a couple)

Thanks for stopping by and for the questions! Schools as a whole for the county are good. Most are rated A or B (there are some C's and D's too). Here are two good sights to help you research the schools: data.floridatoday.com/school/brevard/ www.schooldigger.com/ Our economy is tourist-based, but we also have a very strong health/medical job force, aeronautic/space industry, retail, and hospitality. Definitely year-round employment opportunities. Just like any areas/cities/counties, we have good areas and bad areas. Something I have noticed, what I may feel like a safe/good neighborhood, others think I am crazy (& vice versa). I recommend talking to local law enforcement for criminal activity in the areas you could be interested in. As a Realtor, I can only talk price, features, etc and cannot promote or steer into or out of a specific area (could be interpreted as a fair housing violation)

Pretty sure every city has a little crime and deals with the occasional homeless person, Cocoa Beach is no different. No major crimes, mostly trespassing, dui, bikes getting stolen, domestic issues, etc. The homeless/transients seem to be here more in the winter months. No tent cities or anything like that.

I LIVED THERE at 448 s banana river blvd....when there was a entire block of empty lot's, to much commericial development, my stay was 82 to 86. lack of younger people, going back to visit friends, it looks like: botched plastic sugery, it had a better heyday.

We moved here around 1982/83 (June Dr 😎) Yes, there were more vacant lots that are now condos or single family homes. I might be biased, but still love calling Cocoa Beach home. Thanksgiving weekend is great with the street party downtown to see some old friends who have moved away. Maybe your next trip here will be a little better experience for you.

Understood! Anytime I am in the ocean, I am on the lookout for a fin. Sharks are out there but they aren't looking for humans to eat. I try to avoid the water near where people are surf fishing.

Same with gators, they aren't looking for a human to eat and prefer to stay away from us. They can be found in just about any body of water in Florida. Some areas are more prevalent than others for gators. I am cautious with small pets near the water. I would be cautious with young children too.

Nice video but...Since video recorded.... the water clarity is going down and all the manatee are dying. Mainly because people are more concerned with green lawns than they are brown rivers. Real estate agents aren’t gonna tell you anything about that now are they?Cocoa Beach is unaffordable. Unless buying a 1950s home that needs to be plowed over for a half $1 million sounds like a good idea. At this point it probably is. Wow... The gentrification is over. You need to be have a lot of money to live in Cocoa Beach or you simply can’t live there. If you find there’s a shortage of help at the local businesses it’s because there’s no place for the help to live. But it is a beautiful town that I have loved and surfed for years.

Thanks for finding the video and for the comments. Yes, we have water issues from time to time in the Banana River and Indian River BUT right now, the water is the clearest I have seen it in years! I couldn't say that 24-36 months ago. Prices in Cocoa Beach are exceptionally high right now. It is hard to find anything under $500K for a single family home and under $200K for a condo. Average sales price for 2021 on a single family home was $771K vs $562K in 2020. Condos were $345K vs $302K in 2020. If you are considering a home in Cocoa Beach, it will probably be built in the 1960's or 1970's. There are newer homes, but they are at a premium (Laurham Village is being built in South Cocoa Beach right now & starting price is $1.2M) Prices are high everywhere in Brevard County (not just Cocoa Beach) 2019 and earlier, you would have a good selection of homes under $200K. Its hard to find a home under $300K. Same with the mainland. Palm Bay you could find homes under $150K (even under $100K) a few years back...its difficult to find one under $250K. Rent prices are getting ridiculous too....

Thank you for sharing the gospel! Fortunately, Cocoa Beach has quite a few churches up and down A1A to worship at. One of my favorite things that occur is Easter morning. The end of Osceola, at Lori Wilson Park, and at the end of Minutemen Causeway are the locations that we celebrate Easter at sunrise on the beach. It is a great way to start Easter.

@@EricLarkin Hello, My nick name is coco! I think cocoa beach sound amazing! Thank you, I actually don’t celebrate “Easter Sunday” because, we as Christians don’t know when the Savior died. We only know he died and he rose on the third day. the first day of the week! Which we go to worship on Sundays. One out of the five (1/5) acts of worship is, Lords Supper we take the bread(cracker) and drink of the cup (100% grape juice from the store) which represents the death of Jesus Christ. We do this EVERY SUNDAY!! To celebrate His death and resurrection instead of just one day! 😇🤗 Acts 20:7 And upon the first day of the week, when the disciples came together to break bread, Paul preached unto them, ready to depart on the morrow; and continued his speech until midnight. 1 Corinthians 11:26,27 26 For as often as ye eat this bread, and drink this cup, ye do shew the Lord's death till he come. 27 Wherefore whosoever shall eat this bread, and drink this cup of the Lord, unworthily, shall be guilty of the body and blood of the Lord.

Cocoa Florida has a higher crime rate and is often confused with Cocoa Beach. We are two different cities that are seperated by 2 rivers and the city of Merritt Island. Crime in Cocoa Beach isnt bad at all. It is usually tied to the visitors of the area (public intoxication, domestic altercations, shop lifting, etc) which isn't out of the ordinary for a destination town.

The couple times I was at Jacksonville Beach, I enjoyed it there. I really like how they like dogs on the beach in the morning and late afternoon (before 9 and after 5) 🐾🐾
