@@ShiraAdatto it’s crazy how I have family member that live in Hawthorne but sent my cousins to school in Gardena because they were way better idk how that works out and a lot of people that went to school with me all came from Hawthorne Compton Torrance Carson and Los Angeles and some other neighboring cities

My favorite neighborhood in Gardena is McCarthy. I find the the nicer side of El Camino Village is the western part that falls under the Lawndale zip code.

Hi Shira. Regarding all of the new townhomes that have been built in gardena (currently being built or built in the past 1-2 years), what are your thoughts on them as a rental property investment? They seem great to live in, but do you think their price/rent ratios make them good investments relative to other nearby properties? Thank you!

I think those communities are a great investment in general. It's my personal theory (not financial advice I don't have a crystal ball) that those places are going to shoot up in the same way that Fusion and Three Sixty South Bay did in Hawthorne. No one ever predicted those communities would appreciate the way they did and now they are unaffordable to many. Especially if you buy one in an early phase. My client did this and by the time it was built she had instant equity because the next phases cost so much more. That said, as a rental, you have to run the numbers to see if there's positive cashflow. That's always harder when it's a single residence vs a multi family.
