I purchased a bungalow in Niagara region earlier this year for $555,000.. Currently converting to legal 3 unit via 2 separate 1 bed 1 bath units in the basement and one 3 bed 1 bath unit upstairs.. I’m doing everything at cost so I’m all in for about $130,000 for my reno budget.. I’ve engineered 2 Murphy beds in both basement units as well.. looking at getting about $5,200/month + hydro when everything is all finished ($1,600/month cash flow at todays interest rates). it’s awesome to see other people take advantage of this new bill!

Great project. Was there a parking requirement ? Also, is there a minimum lot frontage you would require for this kind of multiplex ?

Yes in this case only 1 space for original home. No issues on frontage

@@suiteadditions That's interesting in Hamilton. Some cities like Oshawa require each additional apartment to have a parking space. And each of that parking must have independent street access. In addition, there is a open landscaping requirement of 50% for the front yard. So for a triplex it's hard to fit 3 parking spots + 50% open landscape unless you have a wider lot (55+ feet). Some cities seem more relaxed on the rules than others.

We try our best to provide parking , but depending on location, it's not always necessary.

Is heat pump a better option or Radiator. Heat pumps have govt rebates isn't it?

Heat pumps are good but not effective for those -20 degree days. You would still need some supplementary heating. If the house is already fitted with radiators and boiler, I would keep it and use a high efficiency condensing boiler.

Thank you. 6-5 for basements is for 2 units. 6-11 is for 3 units and above.
