Residential real estate are out of needy man's reach, so no buyer at all and unsold inventory is very high. So this property market is going to collapse for sure.

That is what the system wants to happen to make it unaffordable for average person. NRIs, wealthy people would capture the market and make it a rent dominated market over time.

In Mumbai internal infrastructure will help connectivity inside but not out side. Locality is main reason. Mumbai property is not increasing because Gujarati are not coming in mumbai now.

Jain, shindhi and Gujarati localities are having high price as they are controlling business areas and are job providers

Most costly area is gujarati and even in Virar they have not able to extent S.V.Road or new linking bridge. Vasai godbander bridge is still jam because of crack from last 10 years.
