I totally agree! Every time I asked my mom to explain how things like that would work (even credit cards) she would say "oh it's too complicated" making it sound like I wouldn't understand. I love talking about money. When money is kept secret it keeps too many of us poor. I love that you were able to buy a property with your own money! That is some boss moves right there! That took my admiration for you to a whole other level! The best piece of advice you gave was the most simple; save your money. As someone who hasn't worked since the middle of March, I have been able to eat and pay my bills with savings. No matter how small, basic savings is a start and can pave the way for greater things.

There are lots of ways to increase your passive income but i think Real Estate and Stock Investment are the best among the lots, 80% profits of my investments portfolios are from both but i do that under the guidance of an investment adviser while i handle my property investments myself due to I'm quite knowledgeable in that area.

You're really so helpful. I'd appreciate if you could do a cost/process breakdown of the process of investing in property. Everything from how to pick a lender to lawyers fees because that's one thing many people don't even know how to get around or realise exists.

This is very inspiring Patrica. My fiancé and I are saving for a downpayment for our first home. We personally decided to buy the house before wedding. We should have 20% down, plus closing cost (about $100k... NYC/NJ is very expensive) by the end of Q1 of 2021. We'll start looking around February of 2021 and hopefully we can close down on something by the end of March.

Tenant screening you can do in two ways. You can do it yourself or with a property management company. The screening consists of EMPLOYMENT verification meaning two recent pay stubs. Next would be a credit check. This basically shows you what type of person the potential tenant is. Meaning payment history. Will they pay on time. And the last part of the screening is rental history. Where they lived prior to applying to you. They need to present this to you while their applying to rent your property. It needs to cover at least two years. Again you can conduct this yourself which consists of you verifying all information or you can get a property management company. A good property management company is an essential asset for an investor. They normally charge 3-6% and it's well worth it. They save you a lot of time managing the property while you can devote your time looking for another property. Again you can do it yourself but I would choose the management company.

Not necessarily helpful though. I went through all these tests for the first time when I rented my current place. I failed them as I had been unable to work for a while and had only just started a new job, which was not permanent (no idea about my credit score at the time). For some reason my landlord still agreed to the contact though -thank god! I have always paid my rent on time, even throughout covid, however many of his other tenants are currrently not paying their rent. It's a risk you have to factor in. Maybe landlord Insurance is available?

People really don't understand tax, inflation and how that plays into saving vs investing. Everyone speak to a wealth manager or financial advisor. Understand the system and what you want to get out of it. It will change your life. Also remember to have easy to access money as well as have a long term investments including a pension with a good return. Great content!

I have started an LLC that is solely for e commerce, but I hope to make it a real estate purchasing company once there's some profit. Thanks so much for your videos, I have always been big on saving what I can and used to almost be shameful about it but you're helping me to be confident about my choices! Just to add to Patricia's comment on mortgages and paying them back (possibly with extra)- the bank charge you interest to borrow the money for the mortgage. "Interest" can be thought of as free money you're giving the bank in exchange for them lending you the money for the property. The amount of interest (interest rate) will vary depending on many factors, but generally the longer amount of time you're paying it back the more interest you will pay to the bank overall. So you will likely pay more interest in total for a 30 year mortgage vs lower total interest for 15 year term. As an example if the property you buy is £100k you could pay a total of £100k loan + £60k interest over the length of time it takes to pay it back- totaling £160k. This is why Patricia is giving cautionary warnings around mortgages, not borrowing more than the profit you will make etc.

Me too girl. Working out all the kinks to invest in farming opportunities back home. So excited!!! 🤓👩💻🍋 Poultry is good. Crops too, especially now if the country where you want to invest relies heavily on importing. Food scarcity is going to be peak in the next 18 months with most countries vastly reducing exportation to retain produce for their own population. Agriculture is the future. Ppl steady sleeping on this industry in their indigenous lands when we diasporans have the western knowledge to make boss moves in industries back home.

No money down is a bit of a red herring (it usually involves property experts telling you to go to the bank of mum/dad/grandparents or doing particular deals with sellers). However, you don't need 'A LOT' of money, because you can get on the property market for much less than people think. I always use myself as an example, because my deposit for my first property was under 5k just a couple of years ago and although my money is currently illiquid, I have much more than I did back then, so it's definitely worth investing in property with the little money that you do have!

I really enjoy your vibe. You say you don’t buy with mortgage but your first house is on mortgage. Ofc when you have few properties or cash, you can avoid the mortgage. Also on the budget planning as far as I remember you mentioned that you pay mortgage every month, split between you and your husband.

Love this video. I'm searching for my first investment property in California. I'm saving for my down payment now. The plan is to buy a duplex and live in one side. I'm watching other investment (mainly men), and they exaggerate their income and not transparent of how much debt they have. Thanks for posting this!

Great content, like the fact you said no quick get rich scheme unlike some others selling training materials. I am into property I am 30 started young, wish more people were good with their finance so we can all make it. Now with recession in the UK can’t wait to get a bargain soon.
