Patricia is the perfect example of a humble, elegant young buisness woman, wife and mother. She is intelligent and a hard working person who wishes the best for others and shares her knowledge of wealth which most people would only keep to themselves for greater greed, ego and economical reasons. She reminds me of my mama who recently passed away so it is quite endearing to have someone pass prospective investment pros and tips for her subscribers and lookers. I'm from Toronto, Ontario, Canada and inspire to be growing in wisdom and faith just like Patricia. We need more of you girl. :) Share this video guys with your friends and family.

Please do a vid on tenant screening / tips for a landlord! I’d love to hear 💖💖
@humbleguy2010
@humbleguy2010 4 жыл бұрын
Tenant screening you can do in two ways. You can do it yourself or with a property management company. The screening consists of EMPLOYMENT verification meaning two recent pay stubs. Next would be a credit check. This basically shows you what type of person the potential tenant is. Meaning payment history. Will they pay on time. And the last part of the screening is rental history. Where they lived prior to applying to you. They need to present this to you while their applying to rent your property. It needs to cover at least two years. Again you can conduct this yourself which consists of you verifying all information or you can get a property management company. A good property management company is an essential asset for an investor. They normally charge 3-6% and it's well worth it. They save you a lot of time managing the property while you can devote your time looking for another property. Again you can do it yourself but I would choose the management company.

Not necessarily helpful though. I went through all these tests for the first time when I rented my current place. I failed them as I had been unable to work for a while and had only just started a new job, which was not permanent (no idea about my credit score at the time). For some reason my landlord still agreed to the contact though -thank god! I have always paid my rent on time, even throughout covid, however many of his other tenants are currrently not paying their rent. It's a risk you have to factor in. Maybe landlord Insurance is available?

I have started an LLC that is solely for e commerce, but I hope to make it a real estate purchasing company once there's some profit. In the near future, I would like to know the most important aspects to look at when starting a business as the "mother, umbrella" of other streams within the business. Please focus on how you put your house under your business and things to consider for taxes.

Hi Patricia, absolutely love this channel! As a soon-to-be graduate, learning about investing and your financial journey has really inspired me to begin to plan ahead for my financial journey after university. If you see this comment I think a lot of other graduates or university students would love to learn about your mindset and opinions on how we can help or prepare ourselves for life out of university or even how you got through balancing finance at university! Thanks again for your amazing content and sending all my love and luck to you and your channel! 😉😉

Thanks so much for your videos, I have always been big on saving what I can and used to almost be shameful about it but you're helping me to be confident about my choices! Just to add to Patricia's comment on mortgages and paying them back (possibly with extra)- the bank charge you interest to borrow the money for the mortgage. "Interest" can be thought of as free money you're giving the bank in exchange for them lending you the money for the property. The amount of interest (interest rate) will vary depending on many factors, but generally the longer amount of time you're paying it back the more interest you will pay to the bank overall. So you will likely pay more interest in total for a 30 year mortgage vs lower total interest for 15 year term. As an example if the property you buy is £100k you could pay a total of £100k loan + £60k interest over the length of time it takes to pay it back- totaling £160k. This is why Patricia is giving cautionary warnings around mortgages, not borrowing more than the profit you will make etc.

Me too girl. Working out all the kinks to invest in farming opportunities back home. So excited!!! 🤓👩‍💻🍋 Poultry is good. Crops too, especially now if the country where you want to invest relies heavily on importing. Food scarcity is going to be peak in the next 18 months with most countries vastly reducing exportation to retain produce for their own population. Agriculture is the future. Ppl steady sleeping on this industry in their indigenous lands when we diasporans have the western knowledge to make boss moves in industries back home.

No money down is a bit of a red herring (it usually involves property experts telling you to go to the bank of mum/dad/grandparents or doing particular deals with sellers). However, you don't need 'A LOT' of money, because you can get on the property market for much less than people think. I always use myself as an example, because my deposit for my first property was under 5k just a couple of years ago and although my money is currently illiquid, I have much more than I did back then, so it's definitely worth investing in property with the little money that you do have!

I really enjoy your vibe. You say you don’t buy with mortgage but your first house is on mortgage. Ofc when you have few properties or cash, you can avoid the mortgage. Also on the budget planning as far as I remember you mentioned that you pay mortgage every month, split between you and your husband.
