My jaw just dropped when you said you were going to put stained glass in the T! The brick for the chimney also was a fantastic idea. I'm so happy that you brought this little house back to life and didn't go "modern" and "update" it. She's going to enjoy you living in her! LOL!

Being an artist and refurbisher also, I have a suggestion for the floor patch. It WILL bother you in time because it's not centered between the "T" and color variation could be dramatic. Throw rug a simple solution, but rather than hide it, how about making it special using the wood already present? Map out a squashed diamond pattern (side to side) on the floor and center of "T" opening (and encompassing the oak square), then cut and remove ALL the pieces inside your shape. Reassemble those pieces BACK into the floor, weaving the oak and maple together. You'd basically be creating a diamond-shaped "inlay" into your floor, marrying the two different woods for a beautiful transition from one room into the other. Square shape or starburst would work as well. You get the idea, I think?

White ceilings give the sensation of a bigger space between your head and the ceiling. A black ceiling feels like the ceiling is falling on your head. I had a dark ceiling once, I had to paint it white, it felt awful and dark.

My 94 hear old aunt passed away and left me a house built in the early 40s and i restored the wood floors that had been covered with carpet for 50 plus years...the floors literally make the house..mine look exactly like yours 😂😂😂the floors in my lil cottege house is the most beautiful part to me. You've done an AMAZING job here ❤❤❤🎉

When you hang the ceiling tiles you should center them on the lights in the living room so you don't have the lights mounted off center of a tile

2nd this! I lived in old building that had tin ceilings, and when they installed lighting, it was off-center in every panel. It looked horrible, and I still remember it to this day.

For the black stains on the flooring, try using oxalic acid. This comes in powder form you mix with warm water. Menards should carry it in the paint department.

Definitely prefer the white ceiling tiles. The dark ones would make that room feel like a cave. I know you said last week that you like low light, etc, but I would manage that with dimmable bulbs and curtains. That will allow you to brighten up the room at-will. The dark tiles would just make the room feel permanently dark.

Hi Tia. I just want to say, prior to any disappointment later with your beautiful maple floors, the aged patina on top of them will go all the way through them due to the porous nature of wood. You will never achieve that lively golden tone once you apply your finish. It will darken . It is best to apply a lightener/conditioner first , perhaps a slight toner to even out the colour and then apply a finish. I think that your $1. home is just lovely, and I am always pleased when your vision gets played through like your bathroom, for example.

The stained glass is the best idea. You can install hooks and just hang the stained glass pieces. That way you can always purchase new designs or change them with the seasons. Just an idea! If you need a stained glass artist, I can help for sure! (or faux stained glass artist, which is a lot cheaper if you're on a strict budget)

Hey if you’re going to use a decorative tile where the art room meets the laundry area you should tile the whole laundry area since it would be a “wet room”.

Should also install a pan, in case the washer leaks at any point. Then run the drain line from the pan to a sump pit or other utility sink drain in the basement. Much easier to do this now, rather than later.

I’m in the HVAC business, you need to install return air duct even if it is just one large register upstairs on the main floor otherwise the only air you are exchanging is in the basement. Get your furnace guy to do this asap, or you will not be very comfortable and your filter will get dirty much faster.

Meanwhile, without a return air duct I'd shut the unit off before removing the old filter. I was waiting for the plastic wrap from the new filter to get sucked into the fan!

My son is an HVAC tech and he is solving the return problem in his house by creating a window seat in their attic bedrooms. He is building a window seat with three front divisions on the face of the box. He'll put screens on the bottoms for the return. Hidden but beautiful and useful. Perhaps you could do that in your LR.

The house has open vents in the floor already. They are larger than the ducted heat vents. One in the living room in front of the "T" wall (left side), in the master closet, beside the chimney in the dining room and beside the laundry area in the studio. Not sure about the kitchen and bathroom.

Suggestion - get some frosted window cling film for your bathroom windows. You just cut it to fit, spray the window with water then apply the film. If you change your mind later, you just peel it off. No glue/adhesive. You still get the light but nobody can see in. 👍 The place is really coming together! You and your dad are doing a fantastic job! 💪🏡👍

In the last video, you were talking about white grout for between those terra cotta colored tiles. I don't think that is the way to go. First of all, that would make for a very busy, broken up, pattern in there. And a darker, matching color would make more of a cohesive look. Just my opinion.

Also people should keep in mind white grout will just look grey anyway. It gets dirty SO easily, you *cannot* keep it clean and I absolutely wouldn't recommend white grout for any project ever.

taking the sawdust from sanding can then be added to glue and pushed into the cracks and then once dried sanded one last time and voila. Gorgeous floors.

I recommend putting in a floor drain and tiles where your washer will be for three reasons. 1. It’s required by some building codes when a washer is not in a basement. 2. If your washer ever overflows it won’t damage the floor because the water just goes down the drain. 3. If you want to clean under the washer, you just use a hose and wash it all down. If you plan to use a hose, do 1-2 rows of tiles on the wall. Under the tile do a water proofing membrane like the ones under a shower. Hardware stores can show you what I mean.

LOVE the way the floors and trim all turned out! Our little 1916 home has the same trim and floors, but I think our old floors are pine. Not worth as much as other hardwood, but still so pretty. Seeing what you do here really gives me good ideas for our place. Also, when we renovated five years ago we had several stained glass pieces added like you're talking about for the living room, and let me tell you it is so worth it! The light through those windows never fails to lift my spirits.

Sunflower seed is all I give the birds besides suet. Other types of seed get dropped in the gardens and create weeds. The bonus is birds plant sunflowers in my gardens.

Hi Tia, I watched your video as I have since the regaining , you said you loved that square in your floor where they patched the floor ! I had a very similar situation my mother was a painter so. She painted a large square patch like a beautiful rug with tassel’s on the edges then when they came and put the shiny cote on the floor it looked so beautiful ! This beautiful throw rug. Everyone that came over loved the painted rug! Just a thought !

For the clear coat on the floor, Benjamin Moore has a poly that’s called Stays Clear -it really does! All other poly’s get yellow. I wish I had used Stays Clear on my white Oak floors. They were so beautiful right after we sanded them

If you don't want such a stark white, you could rub on some contrast colour that would highlight the pattern and bring down the brightness.

If you seal all of the raw chipboard wood edges on the bathroom furniture with pva glue or clear silicone sealant it'll prevent the chipboard from drawing in moisture and swelling over time.

Have you ever thought about placing your tub at a slight angle? You would have more space to walk to toilet, you would be able to enjoy looking out the window while you soak, and your access panel would more easily accessible

The only thing I would have done differently is to find an old dresser that is more the style you hay in the bathroom and use that for your vanity. The one you have is really nice but just a bit modern for the style you have in there. Maybe down the road you will find one that you can refinish to use as a vanity? Please don’t take this comment as a criticism it is just a suggestion and only my opinion. You have done an amazing job!! And your home is beautiful!

I hope you think about what I'm about to suggest, I hope you think about one of those kits for your tube, those shower curtains that completely encircle your tub, they hang from the ceiling, reason I say this, if you take a bath but use your hand hose to say rinse your hair, you could accidently have overspray hit your wall and window sill...since your tub is soooo close to that wall having a curtain at least around by the wall can protect it from overspray...besides those kits are so beautiful and really finish off the look of the tub...you can get it in chrome to go with your tub and faucet....but you probably already thought about it to finish off the look of your tub anyway...a plain clear plastic liner curtain can work and not take up visual space, but a white cloth over curtain can look pretty too...but you can really go to town with the shower curtain....

Both are beautiful but I thought the simplicity of the design on the white ones, given the size of the space would be more proportional to the room. I was thinking the bronze ones may create a bit more of a closed in feeling.

For the floors you can mix some of the sawdust with glue and press it into the bigger cracks. Make sure to clean them out first. Then just sand them flat.

Every sunday around 5 pm i watch your video. It is a kind of prelude to our dinner. My husband and I discusses the way you do the house, and there is a lot i like very much. Especially the trims around the windows and doors. I admire that you sand down your floor instead of putting new one in. That you want to bring back the originally housee. We ourselves had a house we renovated, so we know the hard work. I am from Denmark and I love to see differences in the way we have build our houses😂. You will not see a house build in timber like yours in Denmark. Not even an old one. And we have very stricts codes as to building and renovating. I cant wait to ne t week and a big hug from Denmark😊

We had hardwood floors in all the rooms except kitchen and bathroom. He sanded and sealed with polyurethane. He put plastic up between the rooms and did one room at a time. Winter, eight kids, 2 parents, dog and cat shuffled from room to room during the process for weeks. It came out great, but, wow, what a challenge for the whole family.

Your floor is mostly Curly Maple, very nice. Also, consider 2” matching wood blinds and Plantation Shutters, for window treatments.

I love leaded glass, in my house I used colorless glass lots of beveled glass and different textures, really bounces the light around the room.

Thank you Tia for showing that a woman is very capable of so much physical work. This is what I did when I was young, and people didn't believe a female was capable. This is so rewarding - taking a sad old house and giving her a proper facelift. A true labor of love.

Just a thought…due to my bad back… I had a plumber/carpenter raise up the bathroom vanity by adding 2 x 4s to the bottom to raise it up so I don’t have to bend down to the sink. I tiled the bottom wood to match the floor. Looks good, I just needed longer plumbing pipes under the cabinet. Saves my back.

I’m an interior design major currently! I grew up doing home diys and fixer uppers. Watching you work with your dad brings so much meaning to me! I love that the house is a little funky and is not perfect! Some of us can see the beauty in run down homes while others have a harder time!

Suggestion: Do an Iridescent glaze on the ceiling tiles with an ‘other than white’ tint. Pure white = very stark.

Your goal of making every room something you love is what we all should aspire to do. It's a great goal. I love your enthusiasm! And I love that you are willing to accept the small flaws, like the mis-matched floorboards in the living room. I think it adds character and enhances the history of the house. You are doing a wonderful job. Love the plans you have for the T-shaped wall with the stained glass and hanging plants. It will look amazing! I'm looking forward to what comes next.

I like the pattern on the dark tile, but in white is much better. Maybe, paint/stencil a rug pattern on the square repair on the floor?

You could take ghe hardwood from the laundry closet and out it in the sqare where the heat vent was in the living room. Then tile the laundry room with the same tile as the bathroom. Would tie it in really well.

Just an idea. When you finally get to hanging the ceiling panels. Take the time to start in the very center of the ceiling and see how those panels fall into every corner first. That way if you see you can adjust your starting point to make it look better, you can at that time. Otherwise you could end up with a small sliver in the corners and look not so well... Thumbs Up!

Maybe….you could use the black ceiling tiles in the bathroom? Just to get it out of your system? Loving what you’ve done so far and can’t wait to see what else you’ve got planned. FYI the “pretty patterns” are called woodgrain 😉.

Tia, have you considered wainscotting with a chair rail border in the dining room either left natural or painted white? It woul tone the wall paint and tie in the ceiling tiles... Loving the sweet bath!!

Maybe you can add a decorative wood burning stamp - like the house year or something like that in the squared off area of the floor where the wood is different. Love your videos on this house and look forward to it every Sunday! ❤

The white tiles in the ceiling looks better. You can also use white tiny screws or nails to secure them and then cover with some caulk or something and paint over it

I've seen some that have a grid system that is mounted to the ceiling first-- then the tiles just slip in, no screws!

Your appreciation of the wood floors mirrors mine! . . . . Wow!! Incredible at what a huge difference the trim makes. I haven't done any wood work since the 1980's. I would have been grabbing my router to round the corners...routing was a favorite! I am from Northeastern MN and now live I Southeastern MN.
