It's Monroeville PA where they filmed "Dawn of the Dead." The story of the song is about a guy who still love his girlfriend even though she is turning into a zombie. It's happening in Monroeville's mall just like in the movie.

It's a song about vampires. (Again, this is Gerard with his narratives. Multiple songs on this album are about fighting and running from a threat.) Also, note the references to malls. They're either hiding from vampires in a mall or it's a commentary on shitty suburbs with lots of malls and consumerism = vampirism. 🤷‍♀️

It’s a great track that doesn’t work in isolation in the same way that S/C/A/R/E/C/R/O/W or Demolition Lovers or Sharpest Lives don’t (maybe the last one does). Every MCR album has its fans and detractors, but whatever your personal tastes, they’re still relevant.
