Beautiful color on the outside, nice and neutral on the inside with a large spacious kitchen, I love this modular home. I especially liked that the toilet shared space with the shower and a window because it always seems claustrophobic to poop in a tiny water closet.

Take one bedroom out, expand the kitchen into that space and move the dining table over where the island is/was. That way you keep the entryway clear Or switch the door and window to the right side as you are facing the entryway on the porch

Excellent idea. I don't like the sink standing in the middle of the floor on the Island. I'd rather be looking out the window or at least be able to see the TV.

I don't like the front door literally opening onto the dining room table. Then, when you showed that dead space corner cabinet you completely lost me on this one. They could have so easily put a lazy Susan or even just a lazy susan type door in that corner. I swear I will never own another home that has those dead space cabinets in it... I am just too old to climb inside the cabinet to get that one pot or dish that slides into that back corner.

Dead space corners are my pet peeve too. How cheap can builders get? 🙄 However, in my grandma’s house the front door opened to the dining room. She had big family dinners every Sunday so it was nice and functional. Guests didn’t get to see anything but the dining room.

So close, but the one I'd been looking at was maybe an older version of this or a slightly larger one. The kitchen/dining and living room were swapped, so the kitchen was a different and the 3rd bedroom was convertible to an office space. Metolius cabin FYI.

Love the porch, kitchen missing walk-in pantry, but there are substantial cabinets and counter space which makes up for it. I love the Palm Harbor manufactured homes. Really a nice model for someone who is retired and wants to downsize. Bedrooms are all nice sizes with nice size closets.

Ok top favs drive around driveway a plus, big porch, cabinets in bathroom The island in the middle seems a little random with the sink in there maybe take that out and the kitchen would be bigger Grass in front of the steps is a little strange simply because over time that patch of grass would be worn out from the foot traffic

You're in my neck of the woods Chance. Yes, Palm Harbor homes are well made. This one is a little lack luster for me. But they're well made. The main thing here is location, location, location... probably a lot of $$$$ for just the lot. 700K? Wow, no way. Wish you could get pricing for just the home and set up. Right now homes in Florida are ridiculously expensive. But, do appreciate the views of this home. Thanks Chance.

This is adorable! And if you didn't need three bedrooms, you could even convert the one closest to the kitchen into a large pantry, with a door where the "pantry cabinet" is now. Nice crown, clerestory windows in the bathrooms, tile, everything. Love the porch, too. Just a nice little house all around

Cannot complain about the amount of counter and cabinet space in kitchen There is plenty. I also love their is linen cabinets in both Bathrooms. Don’t care too much about the peach on exterior But that is easy fix

That price is absolutely ridiculous. But that's ok..I won't be purchasing it...lol. my other dislikes...I like a window above my sink not, in the island. Those corner cabinets by the fridge would make more sense if it had a lazy Susan. Don't like the toilet in master bath in with the shower. And having that driveway only go up one side would be better in my opinion. Make the rest a yard. OK I'm done nit picking..lol. Have a great weekend and thanks for the tour. Oops I forgot...hate that door opening right into the dining room.

Love this one! I would prefer one of those blinds in door front door but the one shown is beautiful. Love the master bath in this one. To make it more "beachy " I'd use light wood instead of the dark wood and gray cabinets. Floor plan would work great for us.💜

Hey Chance! This home is eh at best. I don't like the fact they placed the door to enter into the kitchen/dining. It would've been simple to have the door moved over to enter the living room. Other than that, the rooms are OK. Nothing pops with this house so they used a pop of color on the outside. And that price SHEESH. I would've NEVER suspected that one lol. TFS Chance! Love for what u do... all the way from NYC 🗽

We toured this model on the lot and fell in love with it. Found out they were relocating it to a beach lot. So happy to know it's about ready. Gonna have to go check out the location now. Thanks for sharing this. Adding an edit here... The location upped the cost by nearly double!! We were quoted last year just over 350k and that included set up and delivery to our owned lot. For the area, the cost is still good. St. John's county has the highest impact fees in Florida today. Thanks again for sharing, Chance.

@@thisclthing1780 for this particular location set up, yes! This is a modular off frame and built to withstand hurricane force winds. Nothing at all like a mobile home. We took a trip to the keys in 2019 after a hurricane ripped through there and the only houses standing in one particular area were made by this builder/manufacturer. We were shocked and decided to look into these. Toured this exact home on the lot before they relocated it to the beach and our qoute delivered and set up was just over 350k. That did not include the lot. For this one... The price is all about location, location, location!

Lived here my entire life of 57 years and still to this day do not understand why people want to waste there money for coastline property. It's nice to visit and that's it. Put this on a piece of land inland in the country and that would be the perfect setting. And at half the cost.

I wish they would get upper cabinets large enough to go against the ceiling or finish-out the open space, the kitchen outlets are too close to the countertop (safety??), the cabinet color is nice, the kitchen does have a lot of storage and plenty of counter space. Narrow bedrooms and the sliding closet doors give a cheap impression when there is such nice trim in the bedrooms. It is nice to have two closets in the main bedroom, and the main bathroom has lots of storage with a nice tub area. The shower and commode room are nice, but I wish the commode were in a separate area. Chance you outdid yourself again and found an unique home to show us, keep up the great work.

Not crazy about this one! Don't like coming straight into the kitchen from outside, not crazy about sliding closet doors and the toilet being in the room with the shower. Outside color would be nice for the beach. This home would be good for the beach ⛱️
