Those things are so expensive compared to just putting it on the side of the house...and then a pair of bolt cutters will cut them off pretty easily. But, I've seen a lot of people have success with those.

Great video! I'm still tempted to learn about trading, I know people say 80-90% of people aren't successful and lose money, but a 10-20% success rate is not that bad. Something like 90% of people surely fail at a lot of things - weight loss, quitting smoking, learning an instrument, becoming self employed... We don't tell people never to start a business because a lot of them fail. Trading probably attracts a lot of get rich quick without doing much hard work type of people as there's no barrier to entry, no interview process etc. Then again I may be horribly wrong but I wouldn't bet the house on trades unless it was in the hands of a man I met here on KZbin, Mr. Nicholas. who help me in the trading with his winning streak strategies. When you buy the property, let’s say the winning bid was 101$ and the debt was 200k do you need to pay for the 200k? Are there any other fees?

No, if the bank is there...they will likely bid the property up to 200k so it doesn't sell for less than that, so they get their money. If no one else bids, and the bank doesn't show up...the foreclosure wipes away the mortgage lien.

Great explanation Now that you are managing these houses or owning. do you have to register as a LLC company or as personal properties how do you do your taxes . Thanks 🙏

That’s a pretty big question. We have multiple LLCs that are all S corps...we also have properties in our personal names. There honestly aren’t any rules on how to do it...it really comes down to comfort level and personal preference. All of our LLCs have K-1s that flow to our personal taxes. Each LLC has a tax return and those are included in our personal tax return.

When all is said and done, it is a good deal, specially the fact that all units around it belongs to you! By buying this one you enjoy ease of control of all units and freedom from speculating what is going to happen to the unit you you bought :)!
