Normally I would agree with you. Price is based on demand & supply and not based on the actual cost. If they are disclosing all the prices upfront, there is nothing shady in 300% or 5000% profit. As a consumer, we can decide to buy or not, no one is forcing us to buy. Also, there are other items in the cost, just not land & building price.

lol, "no one forcing us" you know about dominos affect / butterfly effect. if 1 builder raises his cost every builder is going to raise their costs.... at last entry level homes or non premium houses cost also increases.... it effects middle class very much..... enquire about land rates in village, every one saying 1cr above...

Normally no where in the world homes are sold at the price of land price + construction (Home selling works same through out the world). This is poor way of educating followers. You can comment about your opinions on high-rises or construction quality etc etc. Pricing does not work this way in the economy. Let's say neighborhood builder sells at 1CR same as your home and If you would like to resell your home, will you sell at 1CR or 30 lakhs because you calculated price as land cost + construction + 15% profit. Same with BSE or any other share market, share prices increases when people are buying and will fall if there are more number of sellers. This is how market works. This doesn't mean to criticize and doing bad comments on builders. Of course except west other parts of Hyderabad are still affordable, There could be a time where it could be buyers market, but it's up to you wether you want to keep waiting and waste your time or buy a home and live happily with your parents and family. I will leave it here.

Even the share market which is highly speculative, growth/corrections are based on revenues, EBITDA, PE ratio etc like a lot of metrics. How can real estate be any different? What is the basis for such 4x prices? Are they yielding at least 5-6% of home price in the form of yearly rents (price to rent ratio)? What’s yearly appreciation rate? Do they at least beat the inflation 7%? If you are suggesting people to go buy a property based on speculation, you are telling them to “gamble” not to “invest”. Appreciate the person trying to educate the buyer. It’s beneficial for everyone including builders, agents, buyers in the long term!
