I always said Timing is everything and you took advantage of this combined with your circumstance and proper knowledge . Many people are not familiar with the pasikot sikot especially with the financing aspect . Most are not familiar with A,B,& C lenders as well as the concept of Leveraging. . In today's climate , with increasing rates and housing affordability what you have accomplished is a near impossibility. My 1st home $472500, down ko po 200k (now probaby worth 580k.. 2nd home (primary home) is 630k,down 135k..now fixing legal basement..para ma rent sya. Future plan is to take out equity sa 1st home. To purchase a 3rd property. All thanks to papa Jesus sa mga blessings.

Pareho pala tayo kaya lang pag tag ulan tinitiklop namin ang mga bahay namin, pero tandaan natin hindi lahat suwerte sa ganitong negosyo ang Fannie Mae at Freiddie Mac ay bumagsak, isa sa dapat natin pag aralan kung tayo ay mag pa renta ng mga bahay ay kung ano ang batas patungkol sa pag pa renta, baka mamaya hindi nagbayad ang renter at hindi niyo rin bastbasta mapa alis kasi may batas na nag protekta sa kanila at pag alis sinira pa ang inyong bahay kaya ito si Madam ay isa sa masuweting landlady

@@salee_talks multiple income stream talaga dapat and don't just rely on just salary dahil not 100% ang occupancy ng rentals if sa income ng rentals lang magdedepend ang pambayad ng mortgage. May time na magaabono ka talaga so need extra $$$ and lucky na if ung rental amt is higher than the mortgage amt. Lakasan talaga ng loob yan. I did mine without realtor and I have my own reno team so medyo bawas sa expenses. Goodluck! Try mo rin sa pinas yan mas maraming murang houses sa pinas.

You can compare the rates online on all banks naman. You can also talk to mortgage broker, sometimes some banks have promotion rates going on. The rates depend on what and how long is the term you are going to choose.

And kami ng asawa ko lumipat kami saskatoon mas mura mga bahay dito ganito na rin gagawin namin🥰 medyo mabakal tumaas presyuhon dito ng bahay pero yon dapat i take advantage. Hello kabayan, if you plan to buy a house in the near future. Here are the things you need to do to prepare: 1. Save up for downpayment. You can open a RRSP and make contributions. 2. Build your credit score (You have to have a minimum score of 600 to be approved for mortgage) 3. Have a stable income. If you have all those 3, then you can get pre-approval to see how much mortgage you can afford. Kung mahal ang property, you might need a bigger downpayment and bigger income to cover the costs. And downpayment is minimum 5% of the house price to give you an idea. Alam ko pag may second property need na mag down ka ng ng 20% for rental property. Parang npakalayo na sasabihin mo na nakuha mo lang yung 5 house for 3 years. Pwede yon kung may extra money ka for downpayment, pero kung sa equity mo lang kukunin parang malayo sa katotohanan. Yung may side hussle ka dapat malaki din kita mo.
