Joe ,get a hay wagon about 6 metres long,an a old box of a box truck,by a 100 hp tractor,you could in stall a shower, toilet,kitchen,lounge,fire box and travel the back roads.

Is it pretty easy to Tow a trailer that size? If you go slow enough is the Sway pretty controlled?

it's very easy to tow. It doesn't wobble or sway. The wind doesn't effect it like bigger RV's. I generally keep at 70 mph and slower, but occasionally I'm not paying attention and will be driving faster, but it stays steady.

How much you take,? Does the roof leak like all I have seen before?

It depends on how long I will be gone and where I'm going. If I'm in the outback, I back 3 extra days worth of food, clothes and beer, in case something goes wrong. If I'm going to the KOA in Vegas, I just bring clothes. I'll be eating out. As for the roof, it leaked once. I fixed it and it has been fine since.

I could legally live in it. I've spent 2 weeks traveling with it and I was ok with that, but if the weather was bad, I would get a bit restless, I'm sure.

Is the ground clearance sufficient withal the sunken living room?

Believe it or not, it doesn't have a problem with clearance. I take it off the pavement on a regular basis and have never had a problem with the sunken living room. The bumper and the foot on the tongue are a different story.

People call trailers RVs all the time. It is not an recreational vehicle. It will go nowhere without a tow vehicle hence the name camper or trailer. There is no motor.
