Buildings are expensive... Who would've thought? I had to refinance the whole place just to cover the cost of replacing the old failing roof with a TPO roof system. When it's done this will be far nicer than the old metal roof, saving on energy and repairs for years. Floors are coming in a week, and the balcony deck is basically ready to go up. After checking out the roof I completely finished the KTM 690 Duke and took it out for a photoshoot to sell it.

These kind of videos drive me CRAZY when people don't disclose the prices of stuff!!! Thank you JR for keep on letting us know how much stuff costs! Not only the shop but everything else, like a new R8 motor, every car you buy, etc. It just makes it so much interesting for the viewer. I think I subbed some time around the $400 GEO Tracker or when you quit your job. Been a big fan ever since. Keep it up!!!

Please don't say thank you. He could have bought a brand new steel building for a fraction of the cost. I mean just keeping the frame and foundation he would have been out for 20k or less. Plus he could have scrapped the shell and be out for under 15k. You can't fix stupid.

@@jamalpeoples3736 I don't think things are as cheap as you want to believe, I mean one rebar is going for $8 right now and so is a 2x4. Materials are stupid expensive and this place is not small, the land alone is worth a good amount. We have some neighbors putting up a building you are suggesting is cheap and it is several times smaller then one part of his structures and it came in at 100k installed.

@@craigpeel5983 they are as cheap. You literally can go online and get several prices within in minutes. Plus no rebars in the build outside of the foundation. So that shows your knowledge right there. It surprises me how many people that can't use Google. It's sad. Plus you can see in another video they laid down a tar method roof. So no just know what metal buildings cost these days. What repairs are. So either he got fucked or is lying about the cost. Also it's very clear you have never had a built a metal frame building. There should be no wood what so in the roof design. It's supposed to a clear span building. So unlessnthey are using that for support and then taking it away it doesn't make sense.

Yep. Every house or trailer with a skylight I have seen...ever... leaks eventually. It might take 20+ years though.

Having owned a house with skylights, I'd sucker punch the dumb SOB who thought effing holes in the roof were a good idea, within a year of moving in they leaked and created a mold problem. Did like JR, when I had the roof redone I deleted them,

The shop where I worked had the same problems with the skylights leaking. The building was built in 1967 and the roof was covered in 2002. They put purlin spacers on over the old roof, added 2 inch thick foam panels and put new steel over that. The steel sheets were made 60 feet long so they could go from the peak of the roof to the outside wall with no joints. It made it considerably warmer in the winter and cooler in the summer and a lot quieter when it rained. That roof has a 40 year warranty.

Wow jr what a surprise for me being a TPO union roofer out of Chicago.. Good move to get rid of those skylights. Those are deadly if someone steps on one not knowing or during the winter. The other roof get a good roof coating silicone base would be best or just get the Henry white roof coating from Home Depot and in bed some mesh or felt around the pipes. And roller all the seams and mesh all bad seams.. I have 30 years experience in roofing so just ask with any questions...

Hey man, they make a spray and/or roll on (called liquid applied) roofing system for old metal roofs. It doesn’t have the insulation that the TPO system has, but it seals all the leaks in old metal roofs. If you use the right flashing collars for the penetrations, you can have a good roof with a good warranty for your other building. I have specified that type of product before and it works great.

JR, I like the upgraded graphics on the bike. I think it's great that you are getting the shop roof redone. Skylights unfortunately always always always leak eventually always. LOL. I work for a major grocery retailer in the U.S., and when we built our flagship store a little over 10 years ago, the company got a "deal" on some marked down discontinued skylights. They have leaked since the beginning and actually gotten worse over time. This store is in West Little Rock, Arkansas out on Chenal Parkway. I nicknamed it "Chenal Falls." Our facility workers have since closed off/removed and covered all of the skylights, but it still leaks (in the words of the Jerky Boys) like a sieve. LOL

That is a first class job you are doing. The foam on the roof will really help. "Do it right the first time, and you won't have to worry about it again". I don't know if you have insulation on the walls, but it would be something to check, otherwise your A/C will run a lot ($$$). 2 thumbs way up!!

For the other building use Geocel 2315 LRF sealant. I worked maintenance in a factory 10x the size of your shop, and I was the one always stuck fixing the roof. Geocel works! It is far superior to all other stuff I tried in the first 3 years I was fixing the roof. After I found Geocel I had far less trips to the roof to fight leaks. In fact I had 2 years with no leaks. Then they put solar panels on the roof and hello new leaks. Just looked it up and 3 gallons is $250. It ain't cheap, but the best stuff never is.

I love your videos! Congrats on all your successes! But please use both hands when climbing. I just had a friend pass away last week from falling off a 15' ladder (a ladder he has climbed for years and years on a regular basis) it just takes one mistake to end it all. But, none the less. Yeah, I like the ground, too. I like to look up at the ladders and think about how good it is to not fall from them. Have you seen those antennas on the tops of skyscrapers? It is really awesome not to take a plunge off of those.

Sounds like a good solution to your roof and gutter problems. Hey the bike looks great. Surprising what a little paint and graphics will do for a bike. Your floors should look great when they are finally finished and much easier to keep clean. Your noise issues should go away too so you can make more videos to help pay for the upgrades. You should direct all the rain gutters into a giant tank. You can put a pump on it and use the water to wash cars.

Easiest way to put decals on is to wet the surface with water mixed with a few drops of dish detergent. Then the decals can slide around a little so that you can perfectly place them. After a few hours the water dries and the decal sticks completely.

I have been working in hangars for over 30 years. Roof won't make any difference for A/C, you only need to cool the bottom 7 or 8 feet. Tight doors got that. Heating is a different story altogether, the heat rises so you heat from the roof down. Nice job so far!

That's what I used to do. TPO roofs are good. The foam is actually insulation. It is all glued down. Then heat weld with a heat gun and a little roller around all the vents or anything on top of of the roof and the overlaps on the rubber.

Having had two garage floors epoxied you need to know that they are VERY slippery when wet - water, etc. My second floor had texture applied and it is still slippery when wet. Just an FYI.

The bike looks sick! I have operated big buildings with new roofs installed very similar to yours. I hope it goes flawless but be prepared for follow up visits to plug leaks still. That's a large area and water is persistent.

I have those same clear R panel skylights in my shop. Installed correctly they are just another R panel up there and have no leaks. I can use my shop during the day with no lights on and it is as bright as the lights being on, granted my ceiling isn't as high as this building, but what I save in lighting costs isn't a small amount.

Same here. I used to work on a barge crane and greasing the sheaves on 160‘ of boom 60’ over the Water was always fun when the waves started. Specially the bridle that raised and lowered the boom. Sitting on top of that with the grease gun was like riding a mechanical bull. Now I m just happy when I make it through the day without falling down.

Make sure you stay on top of that roof , don’t allow punctures to exist check every quarter , have the roofer teach you how to do repairs ! We have this roof on a flat roof and I find cuts on it all the time

While youre at the gutters, add some water tanks which you can use for detailing.

It's the way to go for sure these days! Tarpaper and gravel roof just becomes a headache. With hail damage you can't see, plus the enormous weight of that gravel, and virtually no R value to speak of.

I've installed that roofing material before and its a bit of a pain cause all the seams that overlap are heat welded and this is the cheapest option for roof material should last you about 10 to 15 years b4 you start having problems hope u make shure ur drain system is working well tho

I noticed you didn't mention anything about a storm shelter. Would be advisable to look into something. Also a noaa weather radio. Maybe you can get the weather channel or local tv stationsto come out (advertising 😋) to give you advice.

For the second building you should look at a product called tropicool, it is silicone based so it remains flexible and does not crack. It's the only product I've used since I discovered it.

Make sure you get it in writing in detail and know exactly what's covered in the warranty. My Boss bought a bigger building then yours with that new roof structure covering and the seams keep opening up. They come a fix one spot at a time and charge us a deductiable with each visit. So make sure you know the details and who to call when they need to fix a leak. once we had just finished the offices and heavy rain came and destroyed the best offices in the place.

I'm on roofs every day retuckpointing chimneys and like that. Heights still don't bother me even after taking a fall from 20 feet on the scaffolding when I had bad reaction to new meds, broke my right elbow and don't remember most of it so probably helps. I have a respect for heights now and if I say it's a bad idea they better listen... The roof should make a huge difference in your HVAC costs and not having running water everywhere but the faucets should be a plus👍

Super strange to see this. I'm a commercial roofing estimator and PM, didn't expect to see what appears to be a Carlisle TPO detail drawing in a non work related video today. Based on the warranty terms I'd guess it is a Carlisle 60mil MF TPO roof, should work really well for your application. Hope they don't hit any conduits when attaching the ISO or seams!

We installed the same roof on our Victorian house. Saving thousands in heating . Just make sure you have ventilation to lower your cooling cost.

Flat metal roofs in Kansas. Its the absolute WORST! I've got 2 of them I've been fretting over for the last 8 years, and its true, they just drip no matter what. Every time it rains/snows I just worry about what is getting wet.

I had no idea BG was in Wichita, and literally your neighbor. They make some great stuffs for engines. I use their synthetic 2 stroke oil.

You know what would be cool JR If ya had a pool full of foam pads, thick foam pads and you would call that area the drop zone and you would have to go from the roof to the ground really fast. 🏃🏢

Roof leaks seem so easy to fix at first but they can be a real torment. A mate of mine built a multimillion-dollar home and because of the complexity of the roof, it never was fully watertight. It actually sent his roofer broke so in desperation he pumped in hundreds of cartridges of silicone sealer but never did solve it. Hopefully, this is an easy one.

"Nah I'm good" is my answer too on that roof, bud. JR, did you ever think you'd be dealing in numbers this big for things like roofing, flooring, and siding? :) Kinda nuts, but it's going to be amazing. Most impressive part of the video is that you can say "aerial aerial atom" that fast.
