As a welder, I never EVER leave something I've put heat to for about an hour after the welding is done. Absolutely imperative you know that heat travels, not everything has the same fire resistance, and some things take time to catch flame. A horror of sharing buildings for mechanics everywhere, glad everything turned out OK for Taylor.

Saw it happen on the first day at my new job. Colleague was welding the floor of a classic mini and i saw the interior catch fire. Colleague running of when i screamed fire fire. Leaving me for seconds thinking well this is going great.... luckily my Colleague returned with a fire extinguisher. That wooden barn would have gone up in flames.

When I was welding my van I had to weld the inner arches from the outside and on the other side was the interior, insulation carpet etc. I peeled up the insulation as much as I could, sprayed the backside of it with a mist of water, then jammed tin foil behind the weld, and then as I was welding, I would weld for 20 seconds, then run inside the van to make sure it wasn't burning or smoldering. And then once I was done, I was sat around for a while and kept looking in to check it wasn't smoldering. It's good to be a bit paranoid about fire.

As a former Commercial Loss Adjuster I feel the pain of you and Luke - fire is dreadful and can finish a business - I'd disagree with the views on flooding though. Floods have two impacts - one is the obvious one - damage to materials machinery and stock PLUS business interruption - however the big thing about flooding is can you get insurance for flood perils after the claim is settled - probably not
