Another great podcast. Thanks Michael. Melbourne's roi is the highest it's been in years. What happens when we have Interest rate relief is the big question.

@tonytanou I believe when interest rates fall there will be more confidence in the Melbourne market but it will require even more than that -maybe a change of government???

@BenPerkins-n9w it's funny as I was always told when i was young not to time the market..Just to buy when I was ready as property always goes up..TODAY I see things differently as you can do better by getting your timing right not just with property but everything if timing is part of your thesis

@emp731 the last Australian housing bubble was during the gold rush of 1850s. Those who bought at the top had to wait 70 years to break even

@emp731 -you are just a theorist makka y. You told us many, many times that you don't own any property and don't intend to.

@emp731 You've been saying this for over 4 years, and the housing market remains strong and resilient. Time to change your tune - it's embarrassing to be wrong for so long.

he wouldn't. don't be ridiculous. he is a value investor and steers clear of speculative debt fuelled bubbles that rely on state intervention to keep them fully inflated such as the 50% discount on capital gain, negative gearing, immigration and low interest rates (another state run thing run by the RBA)
