It all comes down to how much you are prepared to pay or invest your time. I have a galvanized tile roof, the tiles sprayed with bitumix and coated with chip. But around the edges where the water drains off the underside of the tiles (which were not painted have rusted heavily in some places and only in a few instances has the rust broken through. The cheapest and easiest way is to patch the holes as this roofer is doing. They might last a few years until the rust underneath creep through. To lift all the roof tiles around the perimeter is a time-consuming task and expensive if paying someone else. It is quite a job removing the nails and individual tiles, cleaning them up treating the rust, priming and painting before putting them back . Even repacing with new tiles is still quite a job. What is frustrating is the inconsideration of the roofers who laid my roof. My father, an excellent builder, always said If you put something in, think about those who may have to remove it some years later. I have had a terrible job removing some tiles that were nailed in a way very difficult to reach the nails. This was not necessary and only laziness. But it has taken much time and energy. I notice this roofer rarely lifts the iron roofing sheets to check for rust on the underside, something I believe should be done where possible.

Ya I would use a hair dryer to dry up the water under the rubber otherwise you'll have a problem.

Thank you for the video But the product is quite expensive The silicone based products are nice to work with as they are liquidy compared to the rubberized patch cement, which is very thick and hard to spread without making a mess. You’re absolutely right. Everyone swore by flexseal. I used a gallon of it on my roof and that stuff crumbled apart like old thin rubberbands after two years

How about silicon product underneath a traditional EPDM tape patch? Silicon would be protected from the sun by EPDM. (I've been battling a leaking skylight for a year)

@@mule666 no it doesn't lmao. I haven't seen a EPDM roof that's lasted longer than 10 years or so. The sun dries it out and all patches start lifting over time. That's why it's the cheapest roofer. A mod bit or bur roof is the best, and only those last 20ish years at most

I've just seen this as I'm thinking about options for repairing a flat roof in the UK. I'm afraid I wouldn't employ this guy if he lived next door. Hmm, someone doesn't get it. The fleece is what gives it its strength. Anytime you repair something, you don't only use the liquid over a crack and hope it will be ok. That liquid will dry and crack on the same line where the original crack was. Concrete without rebar is worthless. So is most liquids that are sold to make repairs

If it was me doing the repair, I'd have let the area dry longer or used a heat gun to drive out ALL moisture. Imo this was done too quickly for using a silicone type sealant. Moisture is the enemy of bonding with silicone. You use it to surface CURE silicone!!

What's needed here is some "politive slope" to remove the water away from the skylight that acts like a dam. Poor construction details. This roof is so flat that a cricket would not be possible. After a few more "experts" like this one adds a few more patches to the ones already here, it may be enough to create a cricket (by accident). Last one on top gets the credit. (har, har!)

Silicone based products will not stick to EPDM roofs. Google it. Temporary patch at best. And the only way to clean EPDM is with EPDM membrane cleaner/splice wash and Scotch-brite fiber pad.

@@sarahnichols4253 I did my roof by learning from this man, you don't need the $800 dollar component. Just be very careful using the torch down GAF TriPly modified Bitumen. If you rip off the old roof make sure you don't leave any holes or seams between wood where the flame can enter or you will burn down your house. Remove old roof cover with self stick base sheet and then with modified bitumen making sure you don't over heat or under heat the roll. I watch for an even orange flame going across both side then I roll and repeat. Takes time to learn and you'll do fine.

Duck tape is great for patching small holes on a sarnafil roof, even used it on a data centre, the banks servers below no problem even after 13 years
