10% max once metro is completed. 20% once SWIFT city comes up in Sarjapur otherwise 5% in 3 years If adjusted with inflation, interest, society maintenance cost, fuel expense as it is far from city and water scarcity. it will be a loss.

Whitefield with existing metro, roads and hospitals is not as costly as this project

wells if you compare it with prestige city(100+acres) which is 5km interior from muthanallur cross, there are plenty of pros 1. This property is 800m(15min walk) from upcoming metro on Sarjapur main road vs prestige which is 2.5km further away from main road. This ensures easy daily commute w/o need of vehicle and traffice dependency. 2. Also has PRR(business corridor) coming right in front at 500m which will ease the commute to Whitefield and ec. Already the property is on the IRR(80m) wide road. D25 launch timelines is 2028 which overlaps with metro readiness by 2029. 3. Check out there villas ( nambiar belleza) - the construction quality, landscaping and green space- they are class apart. The current elevation of N District 25 has close +50% of acres of green space. I believe this property is somewhere in middle of luxury and mid tier segment. 4. Future space of 35acress in front of township is committed for commercial purpose - IT/mall will augment the appreciation 5. Upcoming SWIFT city is right at the back of this property which will help rentals sour. 6. Paying 500 to 1000rs sq ft more in Bangalore vs mumbai/gurgaon where prices are already crossed 4cr+ for similar properties is a no brainer. 7. Major international schools such as Oak/IS/cambridge within 4kms and hospitals and RGA tech park within 5kms Cons: 1. A high tension wire right across the property 2. Extreme Road congestion on sarjapur road and muthanallur cross till metro is functional by 2029-2030 3. Resale vs prestige might be a challenge till brand value is established.
