And why is an association needed? Each state has a licensing process, rules, forms etc. What value does an association bring that a broker can’t find on line to get the job done?

To create a monopoly, just like any other high paying occupations. They are all protectionism in nature. Insiders are beneficiaries and therefore are diehard fans. Outsiders hate it being either jealous or affected.

New changes sucks as a buyer. Question: If a buyer comes in without being represented by an agent, can't that buyer negotiate a discount on the home as the seller's agent won't have to split any commission?

I like what I'm hearing. The number of licensed agents is ridiculous. Especially here in Arizona. The testing process is a sh** show! The fact NAR doesn't have a Board that represents the diversity of agents/brokers is old-thinking and 1200 board members is mind blowing. Thanks for providing an alternative option, I'm very interested to learn more.

agents, if you hold licences then you can not buy , because a realtor gets to get the listing first then i get a second chance , my realtor buy before i get a chance , he gets the info first ,or if you buy then you dont get the same tax treatment ,

Commissions were always negotiable. The news spin on this is making it seem as if this was more of an anti competition issue with commissions as opposed to everything else. Consumers are getting the wrong message. At this point it’s exiting yet very confusing for agents who work with home buyers and confusing for the home buyers themselves. How many buyers will pay for an agents commission as a closing cost if they can barely scrape up enough money for loan costs and down payment? This means that sellers will certainly have to pay co broke if they want more offers. So what else is new?

Not true. I've always wanted to 'negotiate' a $0 fee from a buyer's agent. I've contacted hundreds of agents and they all said no. As a result of the recent litigation, soon I'll be able to buy without an agent. Your industry is rigged, from top to bottom. I don't need a buyer's agent. I'm perfectly capable of buying a home without an agent. Most Americans buy stuff online all the time without an agent. Buying a home without an agent isn't much different.
