I took the NC pre license course last week and scored 73% 😟. There was definitely a few of these questions in there, almost word for word! I must have scored 85-90% on this one so I’m guessing math is hurting me along with a few other sections. Great video and it was at a good pace too! Retake in a few days 🤞

Awesome video! No complaints, only compliments!!! I loved that you not only put the questions up on the screen, but read them out loud too. I was able to pull this up while driving and listen. You gave a good amount of time between reading the answers for me to actually think through it and pick an answer vs just calling the answer right out. I have a quick comment about Question 37. After doing some digging, community property doesn't seem to be correct because any assets inherited from one spouse becomes separate property so now I'm confused on what that question is asking :/

Hi Kelly! Question #26 has an example exactly like it in the License Law and Commission Rules Comments (Study Guide on the NCREC) website. Their answer was Willful Misrepresentation because the agent acted without regard for the truth of the matter, instead of without knowledge that they could be wrong (negligent misrepresentation). Its the last example in that section, in case you'd like to reference it.

Answer is C. They didn't know so it wasn't willful. Only if they did the investigation and STILL left it out wouldn't be willful. They were NEGLIGENT because they didn't do their due diligence as they are required to do as an agent.

Great video, Kelly! I saw just a couple of things, like there are 64 questions, and sometimes there are long answers and your screen (your face) would block some words and also you sometimes read too fast and moved to the next question without finishing speaking about the previous question. But it was not big deal at all for me. I totally get it and it might have been boring to record all this! But I am really just pointing out some things I saw. I actually laughed out loud when you said you think you look angry, because you are reading a lot. :D I am not going to lie, but if these are some or similar questions on the NC part, I can tell you that I FAILED big time LOL - I would like to thank you for all your videos and for taking your time to do all this for us, future Real Estate Agents. Ps. wish there was a way to download a copy of this review for print purposes.

On question 7.2, according to what I learned in class, the answer would be B. as Wendy the new owner has to own as a tenant in common but wouldnt Ronnie keep his Joint Ownership status? See pg 37 bottom Figure 2..9 in Big Book.

That’s what I was thinking. Since Wendy doesn’t have TTIP (time, title, interest,possession) at the same time as the other owner, Wendy is a Tenancy in common while the original person keeps their Joint tenancy

Regarding Question #7...If the Joint Tenancy was held by Don, John, and Ronnie then Don sold his interest to Wendy. Would John and Ronnie be Joint Tenants and Wendy a Tenant in Common? I feel like in the Modern RE Practice in NC Text it mentions it, but there are 3 Joint Tenants initially and the new tenant who gets a conveyed interest has no right of survivorship. Great video!

Hi Greg, that is correct - if there is Joint Tenancy and 1 person sells, the new owner can't be included in the Joint Tenancy because all members of Joint Tenancy have to be on the deed at the same exact time. The original owners will remain Joint, while the new owner will be TIC. You're correct. If the new owner in TIC dies without a will, their share goes to the estate. Thank you! Great question

Hi, do you know who I can speak with regarding and adverse possession claim. I’ve been calling around and no luck. My parents have been up-keeping a lot next to their home for over 15 years. And were looking to purchase the land from the owner. But I explained to them may have interest in the land and can possibly own it through adverse possession. Recently the owner sold the lot to someone else… do they still have interest or is this a lost call?

Q3 I am confused by this answer.... Provisional Brokers are required to complete 90 hours of post-licensing education within 18 mos to become a broker. How is C correct? Nowhere in the information do I see anything about a 2nd renewal for a provisional license? I thought it was D, because they take the 8hrs required each year after they have completed the Post-licensing requirement of the 90 hours in 18 mos.
