Yeah i tried doing first before you explained how to do it I divided the 500k by 100 got 5k then multiply 5k by 1.5 then got 7.5k then thought I did it wrong and watched your method 3 times and still got 7.5k and was like what the heck am I doing wrong here 😂

Hey KelIy I am Pretty Confident your math is off on the 500,000 x .015 question!! I Got 7,500 not 3,000. ASIDE from that this Video was SO Helpful. In SC along with NC Mill Rate, Credit/Debit buyer is a big Portion on the Exam. I wish I had this Video taken the SC exam. Such a HUGE Help Thank you :)

You've said foreclosure can go before tax lien. I don't think that is true based on the text. Can you link something that explains this?

I should have explained the logic a little more, but tax liens, mechanics liens, and special assessments many times get paid off *after* the foreclosure process and are paid off with the foreclosure proceeds from the sale of the home. After your foreclosed home sells at the courthouse - the money from that sale will go to those other liens. This will be covered again in future chapters - I can't find where exactly at the moment.

@@KellysTake You are the expert, I am just a padowan. Is your situation the case that the lendor forecloses and there is a short sale, usually for the mortgage difference(the buyer maybe held responsible for the outstanding liens(i dunno)). In the situation its the city is first in line for example mecklenburg does a tax lien foreclosure, all other liens are notified during the redemption period and have a chance to redeem, so they dont lose there lien. But if they dont redeem the real property is sold for pennies on the dollar with clear title. I read usually that latter doesn't happen. Thanks again for the videos....

Truly the video should be taken down. This is a disservice to those using your videos to learn and support you. Not everyone reads the comments and by the time they do, its probably too late. There is no time for error or additional grief when preparing for a stressful exam like this. Do yourself the biggest favor "Kelly RE-take this one" and make it right. You are a joy to watch but this is enough to make one go elsewhere.....Travis Everett explains this so well and accurately that anyone can grasp it like a piece of cake.

Pretty sure your math problem at 7mins and 24 seconds should equal $7500 and not $3000. 500,000 x .015 = $7500 and to dbl check... $500,000 / 100 = 5000 x 1.50 = 7,500 Otherwise good info! Thx! 😊
