@@back40bandit98change the wires. It’s water interference damage. It only deteriorates from there overtime if not swapped. Also just upgrade the components to reset the maintenance schedule timeline over again. Here’s what to swap: Thermostats, heating elements(get it aluminum and match your 3000 voltage on the sticker. Home Depot will help you on that.) also make sure your inlets are aluminum and not copper because if its copper, it corrodes, rusts and lime builds up faster, change the anode rod to aluminum and I recommend segmented and if you wanna really do it as a one time thing, I’d look into the powered anode rod. Only needs to be put in once and supposedly lasts the same duration as the tank. Change the copper pipes too and solder it again, PRV valve too. And also use a rigid shop vacuum to suck out all the sediment at that bottom after draining and use a electric water heater turbo cleaner too to make sure all the sediment is sucked out. It basically acts as a beater that spins and beats the walls and ground base of tank. Also a note: use a liberty pump 331 to drain out the water faster while also relieving the PRV prior to replacing it. It allows the air pressure inside to be dissipate too. And also when tightening the elements, the top and bottom, listen for any leaks, because that’s how you tell that you need to keep tightening while the water is filling up the tank and the PRV is closed. That escaping air is the air pressure being formed inside and should escape if so, the gasket seal against the wall isnt tightened enough.

@biblereadings7617 -- After removing the old water heater, I realized that we must have had a leak for a long time as there was some wood rot. We dried it up and went shopping for a new water heater. I thought about it and decided that we did not need a big tank that took up all that space. We chose the tankless and took it home. I did have to put in a new breaker and different wiring as the tankless required different power specs. After some work with the pipes and getting the correct fittings, we were able to get it all together. It works great for the bathroom and tub as they are on the other side of the wall. It's almost instant hot water.

I woke up this morning to this awful smell in the house. Turn out it was the thermostat in my water heater caught fire . It also burned the foam insulation inside the cover where did the thermostat was. Still can't get the smell out of the house.

-- Oooh, Oooh, that smell. That smell gets around you. Yes, It takes a while to rid the house of that burnt metal and insulation smell. I really can't recommend anything other than time and fresh air from outside.

-- The water heater is in a back hallway that is an enclosed back porch. So, It is inside and in a closet. We removed the water heater tank and replaced it with a hot water on demand type of water heater.

I had this near exact same problem last week except i came at the correct time when the smoke fume started forming slowly at the upper panel. It was at my father’s house and he thought it was something that went in the form of “needed to be drained and press the red reset button.” Following 3 days same thing and same timing of luck. Almost like lightning doesnt strike twice in the same spot. Anyways. I told him I’ll be back because i had a program to deal with. Unfortunately he called reliance home heating and they are the biggest scammers ever. I ended up getting the guy to not replace the heater and just diagnose it and tell me what needs to be done. He said drain it all out, change the thermostats and heating elements, and wires. We did it exactly as he said. Everything is normal and water is super hot too. Need to change the anode rod and inspect the double 30 Amp circuit breaker switch in the circuit switch board to make sure it wasn’t damaged or whether it would have tripped to stop the fumes and tank from continued power + overheating for further damage. Other than that, maybe replace the copper piping too with shut valves and a thermal expansion tank and replace the PRV with pan at the base with copper piping leading to it from the PRV at the top.
