Affordable Prefab Home companies seem to be the big thing in 2022 as people try to address the ongoing affordability problem. I've been following the space close and am excited about a lot of the new prefab companies hitting the market because I think the more options available the better off we'll be. One options I am excited about is called CABN.CO with their lineup of energy efficient prefab smart homes. There are a couple different things that stand out to me about these homes, the design and sustainability. In this video I look at CABN, their designs and when they're be available. Firstly, congratulations to you, Shane! Well done to you & your team. And always to Kerry, our guru of dry wit 😎 and all things manufactured. Love the net zero feature, the cool vibes of your homes & your interactiveness with all of us here. Baby boomers, many of us having virtually lived in our tiny VW Vans (& invented Boho not out of chic-ness) seem to want one thing as we downsize. Yep, No Stairs. And no 399 sq ft Tiny Home, either. 600-800 sq ft. suits us now. We realize this feature negates some of that much-desired low impact characteristic by not building up. (Hey, we grew up in the land of rectangular suburban ranches, albeit mostly 1000 sq ft.) Were this model available Cabn.co, I would be first on that list. Bet many would agree, Shane. Rush that offering into R & D/development & I will forfeit my Boxable deposit, pronto!

Hi Shane, these look to have a lot of potential & i really like the stated goals of being affordable & efficient. That said, I have a few concerns/questions... In-floor heating/cooling typically works great with thermal mass & direct contact/exposure to that mass (usually concrete & maybe tile over it), but the floors here appear wood & I'd assume the design sits on pylons rather than concrete foundation. Is your system (panels/storage/elements) oversized to compensate/overcome these design limitations? Or have you found some new method? Are eves/overhangs built for individual site latitude as to properly utilize/prevent solar heat gain, or are they one-size-fits-all? Similarly, roof pitch for solar panel efficiency? Being that "cabin" is in the name, & many buyers will be on isolated/cheap/off-grid land likely nowhere near a fire hydrant, what steps are taken in design/materials to make these dwellings safer in fire-prone locations? And further on environmental hazards, pest/critter/moisture prevention (non-chewable/mold resilient materials, air gaps for ice dams & rainscreen, etc)? For example, plumbing fixtures in outside wall cavities is a design issue worth noting. Thx in advance for your time.

As a senior citizen I'd like to see a plan with one level living and still have the same shape for solar and shaded porches and high windows for lots of light.

i thought that way too up to now....but still wanted an upstairs even if just for storage to more room ...but with one i even like the bedroom upstairs because this one seems to have been so cleverly built and arranged that the stairway looked to me like it's built in a way that is a lot easier to go up and down on...not only in how it curves but the steps appear to me to be low or lower then normal height for each step up or step down from each other so it's such a gradual shift that might be almost like level ground and therefore more seniors or /and those with balancing and/or with weight or mobility issues can manage it; but of course not if in a wheelchair. I may be in error in my judgement of this...which is why an in- person would be a better way to tell but that's just how it looked to me.

Eurpeans use the ground floor first floor terminology. Sometimes the bottom floor is called the Mezzanine. Love these designs, though I would want a larger bedroom with an ensuite.

It looks like a lot of interest in 2 bedroom 2 bath homes which I believe would sell more to families with limited incomes as well. These that are shown here look amazing and being potentially off the grid makes them even more desirable with all the concerns about sustainability and ecological concerns. Looking forward to other designs as I am planning on moving in the very near future for a permanent home.

As always...thank you, for all of the work you do to bring us this information! I really like the look of these homes, and the thought they put into the design, i.e. the features that allow shading, considering the fact that the home will have to face south for the solar panels, so in summer you can limit the amount of sun, but not completely blocking the view, and allowing the lower sun, during winter, to help with passive solar heating, via those large, south facing windows. Another great find. I am surprised that they started out with larger floor plans. I guess all of the competition is kind of covering the smaller sized options. Looking forward to updates on this one. I think a big burning question is: why has the housing crisis gone unattended for so long? It’s been horrendous for??? I had the last of the rent control apt. Complete with pull chain toilet! ( in Cambridge) My dad clung to his rent controlled apt in Brooklyn. I know major housing innovations are on their way … green living, shared resources and everything! Can’t wait!!! Weeee!!! The Cabn is a supercool home but it would be better without drywall. Line all the walls and ceilings with wood. No paint anywhere, like the Lloyoll homes in a previous video. (The SKALI is my favorite prefab home you've ever showcased.) Paint is the bane of interiors. Paint ruins floors, furniture, and requires repainting every few years. A no paint house will grow softer and more beautiful over time. Kerry, I've got one thing to say, "No paint!"

wow what a find!!! (and by the way i love your hair..)i like these so much i watched 3 times! Love the big window in wall opposite bed , so you can wake up to that view and look out from bed. Love the kitchen arrangement...big counter space (especially in the larger home), really big windows, views, and that there is a tub in bathroom. Even if shower mostly, soaking in tub can relax and heal so many things, I would never be ok with just a shower. These homes do have things all in one home i have wanted that was missing in other homes that had one or more features of my choice but not the others. The roof, the solar on roof, the full bath (tub and shower), upstairs bedroom, big deck, design, placement of windows and other things, ..is lovely in appearance and functionality from what i can tell, outside and inside. I am in love with these. Only complaint is that i do not like bedrooms next to each other BUT i would IF I lived alone where i would use one as an office OR to live w/ someone that we might be able to manage the lack of privacy or set up some other kind of arrangement on each floor that it could work. I am so surprised you found these....even though i shouldn't be at all surprised, based on your consistency with that (your success with what you find) , that just keeps blowing my mind with what you bring to us next...just when i think ..."can he get any better with his discoveries and what he finds out and tells us about them." and the next one you do just that..when i think, " there cannot be any more variables that come along...than what already is out there". You find them. Love your side notes/comments that are so clever too and make us smile. Thank you so much . This one made my day...gives me MORE hope for a potential home instead of settling for renting.

These are the most attractive homes we have seen in a long time. Love the look and curious to see more. Calling the 2nd floor the 1st is very European, so not that unusual. In France the ground floor is called the rez-de-chaussée, now wrap your tongue around that! The floor above le rez-de-chaussée is le premier étage.(the first floor in English).😃

Love the entire concept re sustainability and low impact on the environment, and the design is very good looking. I love the fact the deck is included and the home structure has overhangs to protect from the elements. Though I’m a senior, I don’t currently have a problem with stairs, so I’m ambivalent about the bedroom(s) on the “first” floor. I agree with Kerry about really needing to set foot in one. And, Kerry, the people who have nothing better to do than make fun of your hair must be losing theirs. It looks healthy and thick and the style suits you. AND I’m glad you’re able to joke about their nonsense!

One of the first things I learned when teaching in the Czech Republic was the lowest floor was the "ground floor," and what I would call the second floor was called the "first floor." It might be a European thing.

In France, the main floor is called the "rez de chaussée" (pronounced "ray duh shosay"). The first floor is the first floor above the entry floor. The reason for this is that originally the main floor (our first floor) was not lived in but rather housed animals, tools and equipment. It was a security issue.

New here, 1st vid of yours I've seen. Great presentation, & appreciate spotlighting new entries to the market which claim to focus on efficiency & affordability. Been working on my own designs a few years, & it's amazing how many materials & methods are out there to choose from & combine for the ultimate dwelling. I just fear most buyers will still choose the FAR less sustainable/efficient option as long as they perceive it to be more eye-catching & impressive to others. Much like slapping a ton of solar panels on a mediocre performing design can achieve Net Zero, & sound just as environmentally conscious as PassivHaus to the avg consumer. Thumbs up for the looksee into another new, 'not-yet' house. The boilerplate on the pricing is a unique approach, but given that regardless of wherever CABN is building their homes, the cost of time/materials will be a constant, so trying to hang selling prices on the "... average annual income for the (buyer's) region" is clever marketing, but comparing incomes of KY to CA reveals the flaw.

LMAO A few things: 1) Johnny who!?!??? 🤪😇 He stole his look from your 1980's photos!!! 🤣🤣🤣 2) first floor: USA had to be different from Europe. Many things here are different across the pond: first floor here is the main floor. In Europe it's not. 😉 It seems awkward until you grasp the world wide concepts. 3) yes yes and yes!!! Exterior is going to be the differentiating aspect among these units!!! But so is laundry!!! Upstairs laundry in a two+ floor home. 4) wonderfully entertaining ( as usual ) regardless how much you pay for your equipment

I like the overall look quite a bit, although not having a bathroom on the same floor as your bedroom is a no-go for me. I dug around a little on their social media, however, and found their two large size floorplans which look very promising. The HYG.GE is 1120sf, and the GES.TALT is a whopping 1850sf, both have much more livable layouts.

1st floor designation is more of a North America thing. Most other places designate it as ground floor, with the NA 2nd floor being the 1st floor.

Good morning from Arizona! I absolutely love these homes, I felt as if the architecture took my thoughts and made a home of them. I wouldn't change a thing. I don't mind stairs, or upstairs bedrooms. Actually, I love it. I like the feeling of sleeping high up and looking out over the landscape. Hopefully, you're not insulted by this next comment, their was an Asian aspect to the home, which i loved so much, and brings exactly what I've been looking for. The innovation, the affordability, the care to the environment is everything I was wanting, right down to the green velvet couch. I am curious about the specs though. Where i plan to live out my time here, is in an elevation to 5k+ above sea level, the county calls for certain insulation types, and snow load weights. The simple elegance is perfect. Hi Shane. I'm on a fixed income and in my early 60s with several health issues. I have one older cat and would like to point out that the stairway up to the one bedroom look safe for her. I would additionally be interested in a ranch type unit, with everything on one floor. I wouldn't like the idea of going downstairs just to go to the bathroom during the night.

In England they call the second floor the first floor as well...I think it's confusing too, and just sounds wrong. I'm in my late 60's so I need a one level home, or at the very least the bathroom and bedroom on the same floor. I don't want to be negotiating stairs in the middle of the night to use the bathroom.

Another grrreat video thank you. In 2024 I am looking at their website. They do have larger models. A 3br 2b model, 1120sf, is priced at $459k canadian, and the off grid same w/solar is $509k canadian. I am not sure if I would label this as affordable, but they sure look great on 2 floors.

I'm interested in seeing how big the battery is going to be since this is considered an "off grid" home. I hoping it's several massive batteries because a lot of the times they don't seem to account for people using computers or other power hungry devices for long periods of time.

Hi. Great comment. Yes, we will be using more batteries for the off-grid option. Our energy analysis takes into account computers, TVs and other appliances. Actual usage will depend on how each person uses the space, but it's best to be conservative for off-grid options.

I have just checked the website and in terms of renderings there is something off: (1) for Moori the wall upstairs doesn’t leave any room to get to the door of the bedroom (2) for Sonder that works, just the door of the bedroom 2 goes straight to the window - it looks like it would leave a gap when closing the door.

if you use solar power and can harvest enough energy you can get rid of two bills no electric bill no gas bill as you can have electric water heater and electric heating and ac. the problem is having enough electricity harvested which is not always practical here in Canada or in many cities as you need the space for a large enough system of panels

Hi Ricky. Great point. Our design is to be all-electric. The design and angle of the mono slope roof with large overhangs is to be able to provide enough solar to be Net Zero. We optimized our envelope around Passive House Standards so we can be very efficient.

You’re not wrong, you’re Canadian! The Brits call upstairs the first floor. Americans for some weird reason decided to call the ground floor the first floor. I rented a house in Vietnam that had four split floors (Ground, 1, 2, 3) plus a floor with a roof terrace one side and a laundry area on the other. Apparently this was a two and a half floor house! Anyway thanks for sharing this it looks great. Hope it is hurricane proofed, in which case I will buy one!

Thanks for the videos. I’ve been looking for something to put on a lot for one of the Maine Islands or New Hampshire. Their website doesn’t mention certifications or snow load. I also notice most of their competitors design units relying concerted posts. Because of snow, I would like to be up 5+ feet on steel or wood pylons.

What all of these companies seem to miss is that people want to live "tiny" because they want simpler and more affordable. You recently posted a video about a company making prefab small homes priced @ 400k! Withholding price is a red flag. "Suggested Affordability" is a lovely sentiment. But, I'll believe it when I see it. BTW... Your hair is awesome. Anyone saying otherwise is just jealous! Rock on.

My concern is how this company hasn’t considered alternate designs for those with physical limitations. My step-son is wheelchair bound, and these designs may prove difficult or impossible for people as they age and possibly run into physical challenges. It’s a nice idea, but it would be nice if more companies would be inclusive in designs for people with disabilities.

Hi Kerry great info and content, hello from Australia, yes pre fab buildings are popular in Aus also ,and we call your (USA)first floor the ground floor and your 2nd floor is obviously our 1st floor l think the UK uses the same terminology as AUS don't know about Canada cheers and keep up the good work 🦘

Really ..that statement is so not at all informative...since there is NO NORMAL DOWN PAYMENT ..AND NOT ONLY FOR the fact that that varies so much based on location but what KIND of house...those prices are so variable and with such a huge range of differences i didn't appreciate that as ANY kind of indicator of prices. They should at least give a range.

Master downstairs, i like the style, would also like to see roof on the low side extend to past the deck edge. The deck is used much more in a small home so you want to be able to use it regardless weather. However, deck not part of the package so in theory you could add to the roof line later.

I love this home..simple and all you need..love the rood line and decks, shading.. In Europe we call ground floor which is obvious and the upper floors are numbered bc they are created floors..kinda crazy to call the ground the first floor bc it was there always..we use to have dirt floors..remember..Europe is way older than america. Bc America is newer it had to change the logic of the past.. ego.

Enjoying the channel and your delivery method is refreshing...just wanted to pull you up on the comment about big brain thinking when it comes to this companies approach to site orientation. If anything positioning a structure to maximise solar gains , prevailing weather , roof pitch , solar panel placement et al. Is in my opinion extremely rudimentary first principle approaches. If any company does not follow this approach from the get go then go elsewhere

Hi Shane, Thank you for creating a net zero home and thx Kerry for your always informing and humorous explaining. I love this idea. I have been researching land, mobile homes, modular housing, RV's etc etc for about 2 years now. For each land situation there are building code variations with regard to septic, wells, electric and code rules. How will these structures be able to be fitted for the land they are going on? How long (approx) will it take to fullfill your waiting list? How will the "off grid" capabilities be fulfilled in different climates? and what the the PRICE (big one! )I see that you have similiar furniture in the structures, do we have to have your furniture? It's been a long research and I am still not ready to buy anything due to all these kinds of questions. Mostly thinking about building dept codes in the counties we would be buying the land to put the structures up. Thank you for asking for input. :>)

Hi Sarah, Site prep entails an access road, connected water or well, connected sewer or septic, and optional connected services. No matter the structure you choose site prep is the same. I've not heard of any code stating you must be connected to the electrical grid. That's not to say there isn't such a requirement somewhere in the states. Depending on city or county code you may or may not be allowed to place a mobile home on the site. A mobile (aka "manufactured home") does not require a permanent foundation. This is a major cost mobile home buyer can choose to bypass... unless specifically required by code or a lender specific financing requirement. You first choose which type of home you prefer or can afford. In many cases mobles are the most affordable. However mobiles are not allowed everywhere. Site prep ranges from $15k to over $50k depending on many factors...one of which is the site itself. Even if you find a site with water and sewer connections already completed, you will still have costs to extend these connections to the new home. Always obtain three bids, references for those companies and put every tiny detail in writing before signing any contracts. Before signing read each and every word. If a contract is too complex take it an attorney. A contract dispute or misunderstanding could lead to a home you don't want, a home or property you lose because of some obscure clause in the contract, and/or tens of thousands in over charges leading to financial ruin. Changes made to contracts after signing must be approved and signed for by both parties. This all may sound scary...... But it isn't 99.98 percentage of the time. Your basic home build is pretty standard. That said, choosing the cheapest bid is not always a wise decision. A project manager is always a good idea. They're well versed in contracts. Do not fall for pressure tactics to get you to sign before you've read and understood what you're signing. You don't want to buy from or hire anyone who pressures you to sign anything on the spot. In most of those instances there is something your not going to like buried in what you're signing. Good luck.

The thought of having to spend up to $50,000 to start the utility hook ups is a definite mountain I may not want to climb right now. Even as you say, if there are utility connections on the land, they will have to be tied to the structure which is, I'm sure, in the thousands also. That said, it may be possible to find something worth following thru with and I will keep looking. I am not in a particular hurry, but gathering info so I can make a good plan. Your buildings are pricy, but absolutely gorgeous. We need affordable housing in the US. Too many people and too little affordable choices. Thank you once again and BEST OF LUCK IN YOUR ENDEAVORS!!
