Liability is a big one for the individual owner of rentals. It's imperative for the owner to properly shield their other personal assets because these can be at risk in a lawsuit.. Something else to consider is that rentals owned by large corporations have more litigation clout than individuals dealing with rental lawsuits.

Had Omaha area rental homes for 30+ years. Never got sued. Just know what your doing...do your own homework/research. And was always well insured myself, and the renter was required to have "renters insurance" certificate... proof of insurance. Follow state and local renting laws...again homework. Always be very carefully who your renting to. May be a big key to successful renting. Knowing how to evaluate people. ..........Common sense really.

You're renting in the right area. Tenants living in west coast states have the upper hand. Many tenants know how much they can get away with and know how to game the legal system.
