I've looked at over 300 houses in person and thousands upon thousands online I'm sure... Don't get dissuaded or settled for what you don't want you'll find it eventually

@@boningousa4390 I was looking since 2014..many offers submitted and life issues. Eventually I did an auction which was crazy, but I would have never been comfortable with bidding without seeing all the other properties..

This is why I don’t want to move even though I have to drive an hour to work. Our house is almost paid off. It may not be the newest (very old), prettiest, or best house, but we have slowly been replacing everything that needs replaced over the past 10 yrs. Not everyone does that and when you buy a new house it’s like starting over. It may be a pig but it’s our pig and I know what shade of lipstick is on it.

Yup. We are seeing a ton of very bad flips here recently. Some of the LLC 's are out of state and having repairs by in state "contractor" who just butchered it

Those large LLCs who buy up houses wholesale to re-sell for 50k more should have to pay higher taxes and that extra tax money should go to subsidize down payments for first time home buyers. Why isn’t this a thing.

We bought our house from open door. It was listed at 340k sat for a few months and slowly trickled down to 325. Negotiated down to 315 plus got closing costs paid and they also agreed to reconstruct our garage (it was falling apart).

9:03 the rental I’m in right now… it’s disgusting… no matter how much I clean and scrub the walls, grout and baseboards, there’s like this layer of dirt that won’t come off. The toilet constantly has this ring that develops even after bleach or scrubbing with a pumice stone… the roof has moss on it, the floor of the garage and driveway has huge cracks and fissures in it, it has horrible insulation and we have to have a dehumidifier on 24/7. The horrid yellow paint on the kitchen cabinets come off when I try to clean them. There’s no water line to use for our fridge. And it’s on Zillow estimated for $450k 🤣🤣🤣 I’m moving to a new build energy efficient home end of next month and I cannot wait to flee this dump. The landlord has quite a bit of work to put in after we leave.

I’m a handyman in SoCal and i get calls from out of state companies asking me to do flips where it doesn’t even cover my labor. In California you have to give the contractors name and business if you are flipping a house. They literally want me to install all Home Depot cabinets and countertop. And what these people are trying to pay to do these flips is a joke. They end up finding the cheapest person ( not even company) and most of the time they are just learning and never installed flooring, cabinets ect.

How do you find out if it’s LLC?

You check the tax records for that county and do a property address lookup. It lists current owner, how much they paid in taxes, etc.

Unfortunately in the areas we want to be in. The LLCs and the flippers are super greedy. Any fixer upper house that’s on the market they will grab since they can pay cash for it. You have one of 4 options: 1. Buy the fixer upper at a super inflated price. (To beat out the competition) 2. Buy a dilapidated house that’s you will you will have to renovate before you can get even get in because it’s so unsafe to live there otherwise. 3. You buy a flipped home (which I tend to avoid) I just don’t know what they’re hiding or where they’re cutting costs. 4. Buy a new construction house at the top of the price range. So we decided to just bite the bullet and do a custom home with a builder that a lot of our professional friends have tried and recommend.

That 399k house. In my area. Would be worth about that same in 2022 peak as in 2024. So that house is $324 plus paint. So $325k-$350kMax.

The challenge in a high-cost-of-living area, like the Seattle area, is that affordable houses often require AT LEAST 2 major repairs (water damage, mold, floor or wall damage, etc.). So if you want to stay near-ish to where you work, close to grocery stores, schools, resources, etc, you have to bite the bullet on houses in far less than ideal condition. Yes, moving an hour outside of town would help solve this, but it would be harder to find high-paying work. And even these fixer-uppers go quick!

Totally agree on the major items. Always keep a margin of error in an offer for something being found out in the 90 days after a purchase. Even then, it may not be enough to cover something or make the upgrade

My kid's grandfather did the same to them when they were younger. Took them to work in the fields and help with paint and flooring:) Question- are you able to see the house pictures before the remodel because you have MLS access or can anyone see what a home looked like prior to the remodel when the seller purchased it? Buying a house is a major investment, especially if you're buying it to live in. You have every right to be picky and nosey. You wouldn't buy a car with major issues that are going to cost time and money to fix. Why would you not hold the same standards for buying a house?

In my neighborhood, it's super important to talk to the neighbors. There's a row of townhouses that were framed and then left open to the elements for TWO winters... and yes, we did get a nasty storm. There is another row of townhouses whose basements flood every spring. The neighbors know that those basements can't be used for storage. There was a street with pretty houses for sale on it, near a park... that was gang-infested. Yes, the neighbors got the city to paint over the tags. It took a combination of the police and the neighbors who were up in arms about the gang to do something about it. The neighbors bordering the park had to put up bright lights, pointing at the quiet area the gang used to meet and do drugs. We all did a lot of porch sitting. During October, we organized a Pumpkin Patrol, for the gang thought it was fun to smash decorations. Eventually the cops got them, but it took nearly a year. There was a house for sale that sat on the market for over a year because the owner wanted too much given the fact this neighborhood had a street gang problem.

My husband and I bought an abandoned 1950s house with great bones at a great price so we basically ignored a lot of this advice. We’re slowly renovating it room by room as time and resources will allow and haven’t find anything better on the market than would compel us to move, even after years of house hunting.
