It’s only for sale not for lease. You can buy if you have a thai company or you can buy in 30 years leasehold. The price is the same.

I undetstand the land is at a PREMIUM in Thailand. Having said that, the real estate developers need to understand that building a house or mansion that is more than 1/3 of the area of the land it's on...is NOT acceptable to most Westerners...no matter how great the building is!!!

Actually if I understand your comment correctly, this village provides probably the best house to land ratio in favor of land. You can find houses in this village with over than 2000 sqm of land.

@@PearlPropertyPattayaThe huge homes you're selling, from above, are so close to each other...there's very little elbow room between neighbors. The land is 2,000 square meters (which is less than HALF the size of an American football field), however, the home takes up MOST of that land (no big front lawn...no big back lawn....not enough empty land between other homes).

@@michiganspencer6920 As a US Builder I agree with space between homes. ESP when we are talking about over 1million USD The bare minimum would be landscaping that requires low maintenance. Grass has to be cut too often, I would definitely suggest landscaping that provided privacy and low maintenance. Other then that. This is a beautiful home.

@@michiganspencer6920 Yes, I agree completely. There's no need for this type of property to have 6 bedrooms. And considering Thailand is a tropical climate, the lack of outside living space is frankly scandalous. I would never buy a property such as this (and yes, I am in a position to do so).

Nice high ceiling. But the designer’s taste is not very good. Too busy and so many different patterns and textures together. Making me dizzy just looking at it. Way Too much 😅

It's amazing that for this price you can not walk naked at home because of a direct view at the neighbor. For me it is Unbelievable, such a villa surrounded by wall not even high enough to prevent a dwarf from crossing them

This is quite common for a lot of these (supposedly) 'luxury' properties in Thailand. It's case of developers trying to squeeze every inch of space possible. The fact someone would pay $1.5m for a property only to have a neighbour peering easily into their living space is absurd to me. I would disqualify this property on that alone. Check out the properties in Jomtien Park Villas...they're a little dated now but it's clear the developers have built them with privacy in mind.

Yes I agree, I was in a villa a few years ago but I preferred to change and buy a penthouse, and I couldn't go back to a villa, when we tasted the view of the sea and the city from a top floor
